At the beginning of the loan a larger portion, almost 50% of your payment goes directly toward the interest.

You can never get rid of mortgage interest from your loan but it’s possible to reduce the length of time paying it. To get rid of your mortgage at a faster rate, make one extra payment a year. Then you can chop off years from your loan. Home ownership is a goal that can be achieved.

HOA Dues

If you own a home in an HOA you will have an additional monthly or yearly fee. HOA fees are disclosed when you purchase your house or condo but the fees can increase over time. Make sure to look at the budgets and reserves of the Association before you decide to purchase a house or condo.

Special assessments can also be added on to your fees if there isn’t enough money to cover needed repairs. This is usually an additional fee that is charged to the owner over a period of time, from only a few months to several years.  If an Association doesn’t have enough in reserves for maintenance such as roof, septic or siding it could be costly to you as the owner. HOA fees typically cost home owners $250 to $450 every month.

Security Features

After you purchase a new house it’s best to make sure that no one else has access to it. The doors should be rekeyed or new locks should be installed. If you have a security system, garage door openers or keyless entry it’s in your best interest to reprogram all of the entry points as soon as you purchase the home. There’s just no way to know how many people have had or still have a key to your house. So it’s in your best interest to get it done for your own safety.

Powerful Ways To Be Thankful

What are you thankful about this year? When things are hard or stressful it can be hard to be thankful. I suggest to you that we should not just be thankful at Thanksgiving but to be thankful every day.

I’m thankful for my family, present and past, especially my kids even when they are a pain, as well as friends who have become family to me. Ultimately tomorrow is not promised and we should live for all those we love, today. I’m grateful for a lovely office with which I can share my time with co-workers who have become like family. I’m thankful for a roof above my head and lights and electricity with which I can use it. I’m especially thankful for my health and happiness as it’s not a given.

With all that’s going on this year, in 2020, we need to think of ways we can be thankful. The Pandemic and the Election have made many people bitter and we need to find a way to get along and even be thankful for each other. Can’t we all agree to disagree sometimes and still be friends? 

All the shopping that goes into getting ready for Christmas can be another thing that makes us happy or unhappy. It may be hard for some right now and if you’re struggling how can the over glorified present giving be enjoyed? I will be finding ways to help others in times of need, and helping Small Businesses survive. I will be helping a family in need with Christmas, buying crafts from local artisans, and getting gift certificates as gifts from the small restaurant around the block. If you are social distancing that’s fine too. If you prefer to buy online from a local chain, I will still love you just the same. It’s all personal choice and that’s why we enjoy living in the United States. I am just trying to do my part to help those that may be struggling.

Let’s take a moment to think about what we can be thankful for. Do you like a cup of joe first thing in them morning? I know I do. Do you enjoy reading the paper, watching the news or social media before you leave for work in the morning? Are you retired and get to spend time with your grandkids? Or are your kids a source of joy in your life? What about a gentleman who holds the door for you? Or a nice pair of cozy sweats at the end of a long day?

Stop and take a minute to think about what you are truly thankful for. Make it a daily routine. Try to think of things you are thankful for every day before you go out. Say something positive about yourself. It will improve your mindset and in the process your mood. Seeing things in a different light is a true blessing!

Holidays can be a hard time if you are grieving the loss of a loved one, as well. Thanksgiving can be hard if you are recovering from grief because it may be the first Holiday without a loved one. Are you looking to qualify for VA loan purchase? Many Veterans are unaware that they can qualify to purchase a Southern NH house for sale with no down payment. Yes, you read that right, you can qualify for VA loan purchase with no down payment. 

Many homes for sale require a larger down payment which makes it a little more difficult for buyers to purchase a home. When a Veteran wants to purchase a Southern NH home for sale with no money down, they can ask the seller to pay up to 4% of the purchase price towards their closing costs, pre-paids, points and escrows on their purchase and sales agreement. This 4% concession will usually take care of all the remaining costs needed to purchase the home. 

As with anything there are some things that need to be done to make sure you qualify for VA loan purchase on a Southern NH house for sale. One such item is retrieving a Certificate of Eligibility (COE) from the VA. It confirms the purchase is through a Veteran and the Veteran still has remaining eligibility for buying a Southern NH house for sale. The VA will verify the service record of the veteran and provide the amount they are eligible to be registered for in the program. It will be in the form of a pre-approval letter with a specified amount that a Veteran can afford for a Southern NH home for sale.

Generally speaking, a Veteran is only allowed to have one VA loan and it is supposed to be used for the purchase of their primary residence. Some exceptions to this rule apply in the process but your situation would have to be considered by the underwriter to be approved.
