So you’re thinking of selling your Hudson home. Have you thought about what updates would make your home more marketable or researched tips to sell your home? An easy and inexpensive way to ensure your home sells is through staging. Perhaps you’re wondering what that entails? Staging your house is all about the aesthetics. Think of staging as a great way to put your homes best foot forward to show people what made you first want to buy. Just by following a few of these tips can help your Hudson house for sale spend up to 83% less time on the market than non-staged homes according to The International Association of Home Staging Professionals.
1. Take a peek at the competition. Search your areas listings. Is there a Hudson house for sale that stands out? Some that turned you away? Take notes on what drew you in and what made you say next. With poor staging, even a great home can seem small dark and uninviting. Doing this can give you ideas of what your home and listing needs to stand out.
2. Deep clean your home! Such a simple step, but a crucial one. No one wants to picture themselves in a dirty home. Start by decluttering; either by throwing items away you don’t need or storing items with friends, family or in a storage unit. Now we know keeping a home spotless for months can become daunting, especially if you have kids. Make sure your agent gives plenty of time before showings to tidy up and another option is to hire a weekly housekeeper to help with the upkeep. A small price for big results!
3. Paint and touch ups are another great way to update your home to sell. Now that your home is clean, you may look around and start to notice a scuffed wall or chipping corners. Maybe you’ve loved having a dark colored living room, but your buyers are looking for something light and natural. A simple paint update could be what’s standing between you and your house selling. We suggest light and airy earth-toned colors like grey or beige. It helps enlarge your spaces and keeps things looking fresh.
4. Interior design plays a big role as well. The idea of staging is to make your home look unlived in. We encourage owners to take down all personal effects and rearrange your furniture to best fit your space not your lifestyle. For example, instead of your furniture facing the TV have the couches face each other in the living room. While we are keeping the décor to a minimum, interior designer’s recommend odd numbers like having three throw pillows on your couch. Have a small space? Add a mirror and double it. These tips will make your rooms feel bigger and draw in the buyers. The key here is to get the most out of your spaces and to give them purpose.
5. Don’t forget lighting! We are setting the stage after all and what’s a stage without lighting? Replace the burnt out bulbs, open the blinds, and get as much light in your home as you can. The key to people falling in love with your house is being able to see it!
6. Having a pet and selling a home can be tricky; a good practice is to keep their items stored out of the way and to make sure they aren’t there when the house is being shown if possible. You don’t want your loveable friend distracting from your beautiful home. If the key to staging is to make it look like no one lives there, the dog bowl, litter box, and all the toys your family pet enjoys need to be put out of sight.
7. Make your home smell inviting. So you’ve done the heavy lifting part of staging and are running out the door before a showing, give the house a once over make sure everything’s in its place and give the house a spray down with some air freshener. You want your home to feel clean and smell can play a huge roll here.
8. Now that the inside of your house is staged to perfection don’t neglect the exterior. Whether that is mowing your lawn, weeding, planting some annuals for a pop of color, or pressure washing the siding, it's all part of staging your house to sell. This is the first look at your home a buyer will have and curb appeal is everything!

Purchasing a house requires an investment from you as a buyer. You will need at least a 3-5% down payment unless you are a Veteran going VA or are buying in a rural location with USRD. However that’s not all you’ll need. There are also hidden costs to home ownership.
Unless the seller helps with closing costs that will be additional, as well the appraisal and home inspection. Once you have purchased the house you’ll also want to make sure that you’ve set aside some additional funds for home maintenance. While these may all be costs you were aware of, what are the hidden costs of owning a house? Below are 3 hidden costs of home ownership.
Mortgage interest is the interest you pay to the bank in order to get the loan for your house purchase. It is calculated as a percentage of the total loan amount for the mortgage that was given to you through the lender. At the beginning of the loan a larger portion, almost 50% of your payment goes directly toward the interest.
You can never get rid of mortgage interest from your loan but it’s possible to reduce the length of time paying it. To get rid of your mortgage at a faster rate, make one extra payment a year. Then you can chop off years from your loan. Home ownership is a goal that can be achieved.
If you own a home in an HOA you will have an additional monthly or yearly fee. HOA fees are disclosed when you purchase your house or condo but the fees can increase over time. Make sure to look at the budgets and reserves of the Association before you decide to purchase a house or condo.
Special assessments can also be added on to your fees if there isn’t enough money to cover needed repairs. This is usually an additional fee that is charged to the owner over a period of time, from only a few months to several years. If an Association doesn’t have enough in reserves for maintenance such as roof, septic or siding it could be costly to you as the owner. HOA fees typically cost home owners $250 to $450 every month.
After you purchase a new house it’s best to make sure that no one else has access to it. The doors should be rekeyed or new locks should be installed. If you have a security system, garage door openers or keyless entry it’s in your best interest to reprogram all of the entry points as soon as you purchase the home. There’s just no way to know how many people have had or still have a key to your house. So it’s in your best interest to get it done for your own safety.
There are easy how to videos that can even show you how to do it yourself. I've included some how to videos below for use on how to reprogram your garage door opener or rekey your doors.
The extra hidden costs of home ownership can be a hassle but it’s definitely worth it. Home ownership is the American dream after all! Just make sure to plan in advance for a few bumps in the road, even if you don’t plan on it.

It’s easy to get preoccupied with making the house look perfect for showings but safety is a bigger concern. With strangers walking around your house during showings, precautions for your Hudson house for sale will make sellers feel safe. Below are 5 tips to protect your house during a showing.
The buyers are supervised by a real estate agent but there is still a lot of foot traffic through your home. A security system is helpful as a tool for owners but it is a felony to record anyone without their permission. Most buyers have good intentions and showings are usually problem free but it’s best to prepare just in case.
Hide your valuables
Sellers should hide their valuables when selling their Hudson house for sale. Removing jewelry, electronics like phones, tablets or laptops and other valuable items is always a good idea when you have strangers coming to your home. You can put them in a safe or hide them so that they are not in plain sight. Even medications and identifying paperwork should be kept locked away as prescription drug theft or identity theft can also become a problem. Weapons such as guns and large kitchen knives should also be locked up or removed to prevent theft and further protect you.
Replace Artwork
If you have expensive artwork in your home it’s best to replace it with prints or reproductions prior to listing your home on the market. If your house will be empty it’s even more important to take them down prior to your move. When in doubt take it down and pack it away.
Remove Personal Photos
A homey feel is great as it can help buyers imagine their family in your home. However, with lots of new people in your home it is best to protect your family. Putting away personal photos protects the sellers and their family. You want the buyers to be able to look around and envision themselves and their family instead of yours.
Have buyers sign in
During open houses buyers should sign in and leave their name and phone number. Then if there is suspicion of theft, there is a record of who attended during the open house. When other agents show the house they will also leave their information. Signing in helps keep track of everyone who looks at the house.
Secure the house
Make sure the sellers have their house securely locked before showings. When possible the listing agent should use a supra to gain access to the house so that when agents enter the house there is a way to track it.
It’s important to think about safety with so many prospective buyers entering and exiting the sellers’ house. It is important to protect homeowners and their identities. It’s impossible to keep an eye on everyone at all times. Although most buyers are honest, consider the possibility that some aren’t. It’s always better to be safe than sorry.

I find that the most distracting thing about entering a Hudson house for sale is the clutter. It does not necessarily mean the house is dirty, however, it distracts buyers from looking at your Hudson house for sale. If you want to sell your house fast, the best option is to declutter your house.
Where should you start if your Hudson house is cluttered? Start with one room at a time! Once you finish a room you can move on to the next one. That way you don't get discouraged. As you declutter your house you will be able to see your progress in every room along the way. Included is a link to a video below with tips on how to declutter your house, without making a mess along the way.
Take a look around and see if you have any junk piles that can be organized or thrown away. Do you have a lot of pictures and shelves on your walls? Remove any personal photos and put away any portraits that are just laying around for a less cluttered look.
Do you have a lot of furniture in your home? How many pieces of furniture are in each room? Get rid of any extra pieces of furniture that are not necessary. Try to open up each room as much as possible. Organize your stuff and put it in the basement or donate it, instead of having wall to wall furniture in every room.
Are old magazines piling up? Give them away or recycle them. Do you still have books from 10 years ago laying around? Make a donation and get a tax deduction, while you declutter your house! Clean out the junk drawers and your closets and make your house look bigger.
The toughest room is usually the bedroom but it can be easy to declutter your house! Start with the bedroom closets then go through your bureaus. If you haven’t worn something in over a year, put it in the donation pile. If you can't decide, another way to get rid of things is to place everything on the hanger backwards. In a year, if the hanger is still backwards donate it because you haven't worn it.
Your house will look bigger and cleaner once you remove all the extra stuff. It will be worth the time you spend organizing! Don't forget it will make your Hudson NH house sell faster and for more money when you declutter your house.

There are several common selling myths that a South Nashua seller may get stuck on. Whether you have developed your own preconceived notions, or you’re stuck on other sales people's misconceptions, believing these myths can hurt your ability to sell your South Nashua house for sale.
Here are 8 selling myths about your South Nashua home for sale that you shouldn’t believe.
Selling Myth #1: Price is the Only Reason to Buy
Of course the listing price has something to do with the purchase of your South Nashua house for sale. However, it is not the main reason why someone is purchasing it. If the house you are selling is run down and falling apart, and it needs a lot of work, the price wouldn’t be the only factor. What is important in a situation like this is that the buyer has enough money and time to repair the South Nashua home themselves after their purchase. If not, they will move on to a deal that better suits their home needs, regardless of the price.
Selling Myth #2: Your house won't sell in the winter.
In many markets, spring tends to be the best one but it doesn't mean that a house can't or won't sell in the winter. In fact, in the market we are currently experiencing winter is an awesome time to sell. The fact is that buyers looking in the winter tend to be more serious buyers. Why would they be out looking at homes in the cold if they weren't? Winter has been good for years now due to low inventory as well. If there are no South Nashua homes for sale that meet your criteria or there is too much competition to win during the spring, winter could actually be the best time to purchase your South Nashua home. You just need a savvy REALTOR® who will be on your side guiding you through the process.
Selling Myth #3: Buyers are Liars
Many buyers are misguided about the South Nashua home buying process by what they hear from other sales people, on TV, and from the internet. Selling myths usually occurs when their real estate agent has failed to earn the buyers trust. Gaining a buyers trust means not pushing them to make a specific buying decision that is not good for them.
The best REALTOR® will focus their attention on your specific needs and your current situation rather than trying to close the deal for their needs. Earning trust means treating people with respect and dignity even if they aren’t prepared to make a buying decision right away in South Nashua.
Selling Myth #4: Anyone Can Be Persuaded To Buy
This might work at the mall when someone is shopping for Christmas gifts, but not just anyone can be persuaded to buy when it comes to purchasing a South Nashua home for sale. Buying a house is a very big deal! It’s one of the biggest, most expensive purchases a person will ever make and buyers don’t usually do it impulsively.
Buyers like to find a home that is perfect for their needs and their family. No matter how well you are at persuading, if the South Nashua home you’re selling isn’t what the buyer wants and it isn’t the right fit for them, you won’t be able to persuade them to buy a house.
Selling Myth #5: One Shoe Fits All
Many books have been written about the right ways to do things, and those books are full of selling myths themselves. We all have our own unique personality and what works well for one person may not work as effectively for another person. Everyone is different and when selling a South Nashua home for sale, you may want to think about what a buyer will like and combine it with your ideas so you can really connect with the buyer on their level and appeal to them.
While renovating the entire kitchen may sell your home, it may not bring back the full value of the repair at resale. Going drastic with upgrades is not the best approach either. Many times some basic upgrades like curb appeal, decluttering, updated counters, new knobs and lighting fixtures, and a fresh coat of paint will do just fine.
Selling Myth #6: It’s Important To Close The Sale As Soon As Possible
This is probably one of the worst selling myths I have ever come across. Yes, it is important to move people towards a home buying decision, but it is also important that they are being treated properly. A good REALTOR® will make sure that their buyer is purchasing a South Nashua home for sale that best suits their buyers needs.
Not every sale decision will be made easily, or quickly. A buyer needs to be sure they are doing what is best for them, and at a proper pace that works for their schedule. In certain situations, rushing to make a commitment to buy a South Nashua house might not be in your best interest if your not ready. Knowing the market and your mind, however is key! If you are interested in a home and couldn't imagine yourself without it then you will want to make a decision before anyone else does.
Selling Myth #7: Do Whatever It Takes To Get The Sale
Aggressive and manipulative sales tactics can sometimes work but you don't want the buyer coming back after the sale with complaints that turn into a liability. Also, you wouldn’t want someone to lie or swindle you in order to complete a sale so don’t ask your real estate agent to do that either.
Many sellers feels as if they need to close the deal on any offer they get, and this is not the case. If someone offers you lower than your asking price for your South Nashua home for sale, but your house has just recently been put on the market you may still be able to get more for your home. Talk with your real estate agent, negotiating with the buyer may be a better option. Don’t give up until you discuss all the possible options with the buyers. When selling your South Nashua home for sale you need to be patient and make the best business decision for yourself as a seller.
Selling Myth #8: You can sell your home by yourself.
While it is in fact possible to sell your South Nashua home for sale solo, it is always better to have a professional by your side. Selling your home takes time, knowledge and negotiating skills. Do you really want to worry about negotiating directly with a buyer or showing your house to strangers? If you were going to buy stocks, or had an important legal question, or needed advice on your tax return you would call a professional so it only makes sense that when you decide to sell your South Nashua home that you would call a REALTOR®. You need a middle man to make the decisions less emotional and price your home accurately. It's also a known fact that houses sold with a REALTOR® sell faster and for more money.
Real Estate sales is an honorable career and sales professionals and their sellers need to avoid becoming prey to these selling myths. Be sure to focus your energy to make the best educated decision possible when buying or selling a South Nashua home for sale. The agents here at Harmony Real Estate would be happy to make your buying and selling dreams a reality!

Are you considering shifting from renting to buying? Home ownership has its perks and tax benefits that you might want to consider.,
Are you tired of renting? Do you think that you are ready to buy your first South Hudson NH home for sale?
Here are a few factors that will help you to decide whether or not to buy your first home or continue renting!
You don’t have debt
If you have a lot of debt you most likely will not be able to get a lender to give you a loan for a mortgage. It is always worth a try, but odds are you won’t be to lucky if you’re over extended. If you are in debt that means you either can’t afford to pay your bills on time, or you just plain forget, which happens to the best of us. If you’re in debt you can’t manage to pull yourself out of, you may need to continue renting until you have the ability to change the situation.
But don’t give up before you try. There might be a way to get yourself out of a bad situation so that you will be able to buy that dream home in South Hudson you’ve been thinking about for so long. It may not be right away but we can also work with you to figure out a plan of action to make your dream of buying a South Hudson home for sale a reality!
You’re good with money
If you are good at managing your money, you always pay your rent on time, and you still have enough money left over for personal things such as groceries or your car payment, then you may be a great candidate for buying a South Hudson NH home! You will want to be sure you have enough money for a down payment, as well as some extra money for all the renovations your new home may need or that you want.
You have good credit
The sellers won’t want to accept an offer from someone with bad credit, because you won’t be able to get a pre-approval letter from the bank to back you up. So be sure you pay your bills, and any previous loans you’ve gotten in the past if you want to purchase your own South Hudson home for sale.
If you have good credit you can be trusted to pay a loan back to the bank. Which in plain terms means thy will lend you money for your mortgage!
You want control of your surroundings
When you are renting, you can’t renovate things the way you would like to because it’s someone else's property and not your own to make decisions about. If you have had dreams of living in a purple house, then buy a house and paint it purple! It is always nice to be able to personalize things and make them your own.If you have always wanted a beautiful fenced in yard with a nice pool in the backyard then you shouldn't be renting. Instead of renting, buy a South Hudson NH home for sale. Currently, rent prices are higher than it would cost to pay a mortgage and you won’t get the benefit of the tax break if you rent either.
Your family is growing
If you have a growing family, and renting just isn’t working for you because you don’t have enough space, or enough rooms to be the perfect fit for you and your family then maybe it is time to buy your first South Hudson home for sale! A small home or a small apartment isn’t going to help you while your family is growing.

A seller’s agent is a real estate agent that exclusively represents the seller of a house for sale in a real estate transaction. There is a contract between the property owner (otherwise known as the seller) and a real estate agent (also known as the seller’s agent) agreeing to sell your South Hudson home for sale. The contract requires the real estate agent to perform exclusive confidential duties for the seller such as researching recent selling prices for comparable properties in South Hudson NH, showing the property, marketing the property, and advising the seller on the best offers received for the listing. A Hudson seller’s agent must hold an active license in the State of New Hampshire under the New Hampshire Real Estate Commission. They may also be referred to as a listing agent.
A real estate agent is expected to make the home selling or buying process easier for you. Here are some things you should expect from a seller’s agent.
Price Your Hudson Home Right
Pricing your South Hudson NH home for sale properly is very important when you are a seller’s agent. An exceptional agent will price a home using their knowledge, training, and understanding of the market and comparable sales in the surrounding area. Knowing how to price a home for sale is one of the many valuable skills a REALTOR® can give you as the seller. If you are a smart seller, you will find an agent that will price your home based on the selling price of other similar homes that have recently sold in South Hudson.
If you have updated your home, then it will most likely be priced for more than you bought it for but it all depends on the current market. Currently, we are in a seller’s market and prices are rising yearly. As a seller, you should be aware that pricing your South Hudson home for sale to high can cause problems with the sale. If your Hudson home for sale is priced too high, buyers will most likely look elsewhere.
Communication is Key
A well-trained Hudson sellers agent must communicate properly with the seller. You need to know what’s going on with the sale of your South Hudson NH home. There are too many real estate agents that will only check in when they receive an offer, and that is not proper etiquette as an real estate agent. Real estate agents should always keep in touch with their sellers, especially after a showing so they can give any feedback, or discuss any concerns with you about your South Hudson home for sale.
Even if there aren’t any offers on your home, it is still comforting for your agent to keep in touch so you know you are getting what you’re paying good money for!
Verify Buyer Qualifications
Anyone can say that they are interested in purchasing a Hudson home for sale, but not everyone can get a pre-approval for a home loan. A good sellers agent will be sure that anyone making an offer on your home is qualified, and pre-approved for a home loan, and if not they will kindly decline their offer until they provide proof.
There is a very big difference between a mortgage pre-qualification and a pre-approval. A pre-qualification means that they are qualified, but that doesn’t mean that they will be approved for the loan. A pre-approval means that the lender checked the buyers credit report, as well as their employment, and their income, which are key factors in getting a loan commitment. Loan commitment is the step just before closing, it means that the bank is agreeing to lend the buyer the money for their South Hudson home purchase.
Negotiate for You
Your seller’s agent should always negotiate and work their hardest for the best terms and conditions of the seller. When you hire an agent who isn't worried about when their next sale takes place, you will get much better advice, and a much better outcome. REALTORS® who advocate for their clients are always striving for the best possible terms for the transaction and their client.
Everything in a real estate contract is negotiable, and a good Hudson seller's agent won't hesitate to take an offer for your South Hudson home for sale that will make you happy. If you want the sale of your South Hudson home to be closed at a certain time, they have the negotiation skills to make that happen. It’s best to negotiate this all at the onset to make sure everyone will be on the same page for closing. A good agent will understand the importance of getting things done on time and in an orderly fashion for you, their seller.
Attend the Home Inspection
A seller's agent should attend the home inspection to be sure that they can properly represent you properly. This is why you are paying a REALTOR®, to make things easier for you when selling your South Hudson home for sale. Although you may not expect them to attend the home inspection, they should do it regardless. Your agent can keep track of everything that the inspector states about the home, as well as see anything they may find wrong.
This will also help your sellers agent to protect you from any unreasonable requests, and help them to hear everything first hand. Some buyers may try to exaggerate about everything in hopes that you will make any repairs needed, or that they will be able to purchase your South Hudson home cheaper than the listed price. Home inspections often become the second time where more negotiations are made on your South Hudson home for sale.
Finalize Loose Ends
Selling a Hudson home for sale involves a lot of work. Your REALTOR® must be on top of everything. There are many small details that must be taken care of which is a big selling point for their services. As you get closer and closer to closing your Hudson home for sale, your real estate agent needs to relieve your stress and take care of all the loose ends for you. The less work you have to do, the more appealing your REALTOR® will be. Then you will be more likely to recommend their services to others seeking a real estate agent to help them sell or buy a South Hudson home.
If you are looking to buy or sell a home in South Hudson or in the surrounding area give us a call. The agents at Harmony Real Estate will keep your best interests in mind.
A short sale is a sale of Real Estate in which the net proceeds from selling your Hudson home for sale will fall short of the debts you owe to your lender for your mortgage. In this case, if all lien holders agree to accept less than the amount owed on the debt, a sale of your South Hudson NH home for sale can be made.
When you sell your South Hudson home as a short sale, it’s similar to other sales you just have to involve the bank’s decision as well. You should contact a REALTOR®, specifically one who specializes in short sales. You will need to list your Hudson home for sale being sure to mention that it's a “short sale,” then wait for an offer to come in. Once you accept an offer, things can get tricky. You will need to gather all of your financial documents to send to your mortgage company and see if they will consider the short sale. Since lenders lose money with short sales, they're usually not very eager to agree with it but that’s where your REALTOR and a short sale negotiator come into play working in your best interest. Some banks may prefer to foreclose on your Hudson home but many times they will consider the short sale if there is good reason.
There are many Pro’s and Con’s to a short sale, but again a real estate agent can help you decide whether you should short sale, or what your other options are. If you do short sale your home, make sure your loan will be considered paid in full. A short sale will have a much smaller effect on your credit than a foreclosure. This will help you in the long run if you ever try to take out another loan or mortgage. Avoiding foreclosure, means you may be able to buy another home sooner than you would be able to if your home was foreclosed on.
However, there are also some disadvantages to a short sale. You will have to take full responsibility for the sale of you home, which can be very stressful and time consuming. Also, if someone purchases your home faster than you expected, you may have to move sooner than you had originally planned. This means that you will now need to find yourself somewhere else to move to as quickly as possible. This may be very difficult for you considering there will be no proceeds from the short sale of your South Hudson home.
If you are having a hard time making the decision of whether or not a short sale is your best option, talk to a Real Estate Attorney, or a REALTOR® to figure out the best plan of action. They can help guide you in the right direction. Be sure you don’t forget to talk to you lender as well. Your lender likely has specialized loan officers who are capable of reviewing and guiding customers who are at risk of foreclosure.

Here are some great tips on how you can get rid of squirrels from your South Hudson home for sale on your own, without having to break your bank!
Block Their Entrance
Find out where the squirrels are entering into your South Hudson home’s attic and cover any holes so no more squirrels can get in, except for one so they can use it to exit your home. Cover your chimney with wire mesh if you have one so no more squirrels can get in. Also be sure to secure any openings from your attic to the rest of your South Hudson home so any panic stricken squirrels don’t try to flee into the rest of your home.
You want to make sure every possible entry point is blocked so they don’t regain entry once you have them out!
Create An Exit
Create a funnel out of metal or wire mesh and be sure the funnel is about 1 foot long, an about a foot wide. Attach the wide end of the funnel to the hole on the outside of your South Hudson’s home. Usually if the animal can leave out of the small hole, they will be able to re-enter as well, so just be careful. Try placing some food such as apple slices or peanuts at the hole of the opening to draw the squirrels out, or just wait for them to leave on their own to gather food.
Once they are out make sure to board up the hole or put mesh on it so that can’t regain entry.
Trapping Squirrels
You can usually find a trap at your local hardware store. When purchasing a trap for a squirrel please keep in mind that in a larger cage the squirrel may begin to panic and harm themselves. Usually a cage that is 6 inches, by 6 inches, by 18 inches will be perfect for a small animal like a squirrel. Read the directions that come with the trap and be sure you know how to set it properly!
Put some food in the cage that appeals to a squirrel such as peanut butter, apple slices, peanuts, soda crackers, or pieces of bread crust otherwise the squirrels may not even go near the trap. Make sure the food is placed far enough inside the cage so the animal can’t grab it through the sides.
Set it up, and wait for the trap to work its magic.
Catch, then Release
Once you have trapped the squirrel, you will need to release it. But first, be sure to check your South Hudson attic for baby squirrels. The babies will be helpless without their mother, and you will need to relocate them with her so they don’t die. The best thing for you to do is relocate them far away from your South Hudson’s home for sale in a wooded area where they can hopefully find their new home in a tree, rather than inside your attic.
Make sure you wear thick heavy gloves when you are releasing the squirrel from the trap. If the squirrel is angry, you wouldn’t want to get bit, or attacked. You can also use a string or rope to open the cage from a distance.
Make sure they don't come back
Be sure to keep the trap filled with food in your South Hudson attic for a few weeks longer to be sure all the squirrels have left your home. Patch up the holes in your home as well so they can’t try to re-enter. Try leaving your attic light on, or purchase some squirrel repellent from the store, rags soaked in household ammonia work too. Also, leaving a radio on in your attic, or purchasing an ultrasonic repellent may work for you as well.
