13 Powerful Tricks to Uncover the Home of Your Dreams

Finding the home of your dreams is an exhilarating experience, akin to hunting for hidden treasure. For many, a dream home is not just a structure made of bricks and mortar, but a haven that reflects personal tastes, aspirations, and memories yet to be made. To ensure you find that perfect house for sale, follow these top tips to guide your search:

1. Define Your Dream: Before starting your hunt, make a detailed list of what you want. How many bedrooms? A large kitchen? A garden? Being clear about your priorities helps streamline the search.

2. Set a Realistic Budget: Dream homes come with price tags. It's essential to know what you can afford. Factor in not only the purchase price but also future expenses like maintenance, taxes, and insurance.

3. Location, Location, Location: The age-old real estate mantra still holds. Consider proximity to work, schools, public transport, and amenities. Research future developmental plans for the area.

4. Work with a Real Estate Agent: An experienced agent can save you time and stress. They can tap into networks and listings that you might not be aware of and negotiate the best deals on your behalf. Our Agents would be honored to be considered.

5. Inspect Thoroughly: Pictures can be deceiving. Always visit the property, preferably more than once and at different times of the day. Pay attention to the neighborhood vibe, noise levels, and potential issues.

6. Research the Market: Understand local property values and trends. Are you buying in a buyer's or a seller's market? This information can dictate your negotiating power.

7. Don’t Compromise on the Deal Breakers: It's easy to get swayed by a beautiful view or a trendy neighborhood, but if a home lacks your non-negotiables, it's probably not the right fit.

8. Look Beyond the Surface: Cosmetic issues are easily fixable. Focus on the foundation, layout, and structural integrity rather than the color of the walls or the outdated kitchen cabinets.

9. Consider Future Resale Value: Even if you plan on living in the house for a long time, it’s wise to consider its potential resale value. Properties that are closer to amenities, in reputable school districts, or in growing communities tend to appreciate over time.

10. Trust Your Instincts: Sometimes, the vibe and feel of a place matter more than logic. If you get a strong positive feeling about a home, it might be “the one”.

11. Stay Patient: The search for a dream home can be long and at times frustrating. Don’t rush. Remember, you’re not just buying a house, you’re investing in your future.

12. Legalities and Paperwork: Once you've found your dream home, ensure all legal formalities are correctly managed. Work with a reputable attorney to make sure there are no pending disputes, and always ensure the property has a clean title.

13. Plan for the Move: Once everything is in place, start planning for the big move. This includes setting a moving date, hiring moving services, and making a checklist of things to do.

The journey to finding the dream home is thrilling, filled with anticipation and excitement. By keeping these tips in mind, you'll not only find a house that appeals to you aesthetically and functionally, but also one that resonates with your heart and soul.

3 Powerful Home Buying Tips You Need

home buying tips

Buying a home is an exciting and important decision that requires careful preparation and planning. Whether you're a first-time homebuyer or have experience in the real estate market, there are several key steps you can take to ensure a successful home buying experience. Here are three home buying tips to help you prepare, navigate the process, and choose the right property for your needs:

Preparing to Buy a Home

Before you start searching for properties, it's important to get your finances in order. This includes checking your credit score, getting pre-approved for a mortgage, and determining your budget for the purchase. It's also important to research the different types of mortgages available and choose one that's right for you.

Another key step in preparing to buy a home is to work with a reputable real estate agent who has expertise in the local market. An experienced agent can help you navigate the home buying process, provide valuable insights and advice, and help you find the best available properties that meet your specific needs and budget.

Navigating the Home Buying Process

Once you're ready to start your search, it's important to have a clear understanding of the home buying process. This includes researching properties, attending open houses and showings, making offers, and completing the necessary paperwork and inspections.

One of the most important steps in the home buying process is to have a home inspection. A professional inspection can help identify any issues or problems with the property, such as structural damage, plumbing or electrical issues, or other potential hazards.

When making an offer on a property, it's important to consider not only the price but also any contingencies, such as inspection or financing contingencies, that may be included in the offer. Working with an experienced real estate agent can help ensure that your offer is competitive and includes any necessary contingencies.

Choosing the Right Property

When choosing a property, it's important to consider a range of factors, such as location, size, and condition of the property. It's also important to consider any additional features or amenities that may be important to you, such as a backyard or a garage.

Another key consideration when choosing a property is the potential for future appreciation. This includes factors such as the location of the property, the local real estate market, and any upcoming development or infrastructure projects in the area.

Ultimately, the key to a successful home buying experience is to be patient, do your research, and work with experienced professionals who can help guide you through the process. By following these three home buying tips, you can find the right property that meets your needs and budget and enjoy a successful and fulfilling home ownership experience.

5 Expert Tips to Consider before building a fence

Building a Fence

When buying a Southern NH house for sale, you may want or need  to build a fence for it. Building a fence may prove useful if you have pets or kids, want privacy, live on a main road, have a pool or just want to keep others out. They can be attractive, useful or just for looks. Not only can it make your house look nice but it can also raise the value of your Southern NH house. Below are things to consider when building a fence:

Check local ordinances with the town or association. Are you allowed to put up a fence? How high can it be? Does it need to be inside the property lines? Check out the rules and regulations that may apply to your property before putting up your fence.

Why do you want a fence? Do you want to have better curb appeal, do you have pets or kids, or are you looking for privacy? A chain link fence would be fine if you are just looking to put up a perimeter for pets or kids. However, if you’re looking for privacy maybe you want a taller fence that can’t be seen through.

What’s your budget? If you have a limited amount to spend you could put up a prettier fence like wrought iron in the front and a less expensive fence like chain link in the back. Whereas, if you have more to spend the sky is your limit and you could make the entire fence wrought iron.

Talk to your neighbors!!! A good fence can make for a great neighbor while an eyesore may not make your neighbors very happy with your choice. You may even find that if they don’t like your choice they might split the cost or chip in for a nicer fence.

What materials should you use? There are several different materials to choose from: chain-link, metal, wood, pvc or more. All will depend on how much you want to spend and what your desired result is.

Where do you live? Depending on the weather conditions of where you live you may decide on different material. Different materials may work better in a warmer climate versus a colder climate.

What kind of maintenance is needed? Fences can be damaged by insects, weather and rust. How much maintenance do you want to do every year. Think about what you are able and willing to do every year to keep your fence in good shape. For example wood fences can deteriorate over time and need to be painted or stained, iron fences may get rusty over time and plastic fences need to be washed and are prone to breaking more easily.

How big is your yard and what kind of landscaping do you want? Do you have a big or a small yard? Will the material fit in well with your neighborhood? Will it look good once it is installed? What kind of landscaping do you want to surround it? If your yard is already established you may want the fence to fit in around what you already have.

Where will you put the gates? It’s usually best to have 2 entrances in and out of your yard. Plan the entrances in advance, thinking about how you will want to have access to your yard.

Will this be a DIY project?  Have you ever built a fence before? Do you know someone who has? It may seem like a simple project but if you haven’t ever done it before it may be better to save money and have a professional install it.

Powerful Ways To Be Thankful

thanksgiving

Image made on Canva

What are you thankful about this year? When things are hard or stressful it can be hard to be thankful. I suggest to you that we should not just be thankful at Thanksgiving but to be thankful every day.

I’m thankful for my family, present and past, especially my kids even when they are a pain, as well as friends who have become family to me. Ultimately tomorrow is not promised and we should live for all those we love, today. I’m grateful for a lovely office with which I can share my time with co-workers who have become like family. I’m thankful for a roof above my head and lights and electricity with which I can use it. I’m especially thankful for my health and happiness as it’s not a given.

With all that’s going on this year, in 2020, we need to think of ways we can be thankful. The Pandemic and the Election have made many people bitter and we need to find a way to get along and even be thankful for each other. Can’t we all agree to disagree sometimes and still be friends?

All the shopping that goes into getting ready for Christmas can be another thing that makes us happy or unhappy. It may be hard for some right now and if you’re struggling how can the over glorified present giving be enjoyed? I will be finding ways to help others in times of need, and helping Small Businesses survive. I will be helping a family in need with Christmas, buying crafts from local artisans, and getting gift certificates as gifts from the small restaurant around the block. If you are social distancing that’s fine too. If you prefer to buy online from a local chain, I will still love you just the same. It’s all personal choice and that’s why we enjoy living in the United States. I am just trying to do my part to help those that may be struggling.

Let’s take a moment to think about what we can be thankful for. Do you like a cup of joe first thing in them morning? I know I do. Do you enjoy reading the paper, watching the news or social media before you leave for work in the morning? Are you retired and get to spend time with your grandkids? Or are your kids a source of joy in your life? What about a gentleman who holds the door for you? Or a nice pair of cozy sweats at the end of a long day?

Stop and take a minute to think about what you are truly thankful for. Make it a daily routine. Try to think of things you are thankful for every day before you go out. Say something positive about yourself. It will improve your mindset and in the process your mood. Seeing things in a different light is a true blessing!

Holidays can be a hard time if you are grieving the loss of a loved one, as well. Thanksgiving can be hard if you are recovering from grief because it may be the first Holiday without a loved one. We all know that can be hard to be thankful for but your loved ones would want you to be happy too. Please know we are here if you just need an ear or a friend to listen.

We are thankful for each of you. Without our customers and clients we would not be able to make a living and you bring our success. Many blessings to you on this Thanksgiving.

How to Qualify for a VA loan with no down payment

Qualify for VA loan with no downpayment

Are you looking to qualify for VA loan purchase? Many Veterans are unaware that they can qualify to purchase a Southern NH house for sale with no down payment. Yes, you read that right, you can qualify for VA loan purchase with no down payment.

Many homes for sale require a larger down payment which makes it a little more difficult for buyers to purchase a home. When a Veteran wants to purchase a Southern NH home for sale with no money down, they can ask the seller to pay up to 4% of the purchase price towards their closing costs, pre-paids, points and escrows on their purchase and sales agreement. This 4% concession will usually take care of all the remaining costs needed to purchase the home.

As with anything there are some things that need to be done to make sure you qualify for VA loan purchase on a Southern NH house for sale. One such item is retrieving a Certificate of Eligibility (COE) from the VA. It confirms the purchase is through a Veteran and the Veteran still has remaining eligibility for buying a Southern NH house for sale. The VA will verify the service record of the veteran and provide the amount they are eligible to be registered for in the program. It will be in the form of a pre-approval letter with a specified amount that a Veteran can afford for a Southern NH home for sale.

Generally speaking, a Veteran is only allowed to have one VA loan and it is supposed to be used for the purchase of their primary residence. Some exceptions to this rule apply in the process but your situation would have to be considered by the underwriter to be approved.

The Veteran can obtain their Certificate of Eligibility typically one of two ways. They can apply for it directly through the VA or have their mortgage company apply for it directly on their behalf. The loan still requires that you meet all the requirements for getting a VA loan by getting the property Notice of Value (NOV) which is a lot like an appraisal. The NOV gives an opinion on the value of Southern NH Home for sale the Veteran is purchasing and notes any defects or repairs that need to be made to the home prior to closing to qualify for VA loan purchase.

The Veteran is also required to show that they can afford to pay the monthly payment for the Southern NH house for sale through their debt to income ratio. Ultimately, this is shown as a percentage of your debts versus the income you make as a percentage ratio. They like to see the Veteran stay under a 44% Debt to Income (DTI).

Many Veterans are purchasing homes this way at considerably lower monthly costs than non-Veterans. The interest rates can be very attractive in comparison to other rates. There is no mortgage insurance unlike most other loans on the market. While not everybody can qualify for VA loan purchase it is one of the best ways for a Veteran to purchase as Southern NH house for sale.

As with everything, you should check out all of your options available to finance a Southern NH house for sale so you can make the best decision. You can compare the different types of loans, review the APR (annual percentage rate ) on each loan. Then sit down with a knowledgeable loan officer who can go over your entire situation and review any questions you may have about your loan process.

If you are a Veteran searching for a Southern NH house for sale, we can help you qualify for VA loan purchase. Give our agents a call at (603) 883-8840. We would be honored to give back and serve you through the home buying process!

Market Value: Do you need a bathtub for resale?

bathtub for resale

While many people are looking to showers more and think about the need for a bathtub for resale. It is definitely good for value when putting your home up for sale on the market. Families with young children won’t even consider buying your Southern New Hampshire house for sale if you don’t have a bathtub. While it can always be added most buyers are not looking to renovate, or might not even be able to afford a new tub, right after purchasing a new home.

Some adults may not have any use for a bathtub due to their schedules or preferences, and might even prefer a steam shower with a bench seat over a bathtub. However, seniors and luxury buyers tend to look for a bathtub for relaxation when purchasing a Southern NH home for sale. I think the main consideration to take into account when making your decision will be who will consider purchasing your home for sale when you finally make the decision to sell it. If you live in a 55+ development or a 1 bedroom home you may be just fine. However you need a bathtub for resale if you are selling a house that calls to a larger family.

Sellers need to have the necessities that buyers are looking for when purchasing a Southern New Hampshire house for sale. If you don’t have a bathtub in your home and it appeals to buyers who have young children, seniors or luxury buyers you should consider installing a bathtub if you don’t already have one! You wouldn’t want to rule out a good portion of the market by removing a bathtub that another family might require when they are looking for a home for sale.

Personally we would suggest having at least one bathtub in a home if it has 2 or more bedrooms but it will always depend on the market where you live. Ultimately the decision is yours to make and you should base it on your family’s need but 9ideally you'll need a bathtub for resale. We would always suggest keeping resale in mind when making home renovation decisions. Even if you think you will never sell your Southern NH home, situations change that force you to make decisions that you may never have thought were possible.

If you are looking to purchase or sell your Southern New Hampshire home for sale, give our agents at Harmony Real Estate a call at (603) 883-8840. We would love to help you with all your home buying and selling goals. We are the agency in tune with your real estate needs!

Get the Real Scoop: 8 Misleading Selling Myths

There are several common selling myths that a South Nashua seller may get stuck on. Whether you have developed your own preconceived notions, or you’re stuck on other sales people's misconceptions, believing these myths can hurt your ability to sell your South Nashua house for sale.

Here are some myths about your South Nashua home for sale that you shouldn’t believe.

1. Price is the Only Reason to Buy

Of course the listing price has something to do with the purchase of your South Nashua house for sale. However, it is not the main reason why someone is purchasing it. If the house you are selling is run down and falling apart, and it needs a lot of work, the price wouldn’t be the only factor. What is important in a situation like this is that the buyer has enough money and time to repair the South Nashua home themselves after their purchase. If not, they will move on to a deal that better suits their home needs, regardless of the price.

2.
Your house won't sell in the winter.

In many markets, spring tends to be the best one but it doesn't mean that a house can't or won't sell in the winter. In fact, in the market we are currently experiencing winter is an awesome time to sell. The fact is that buyers looking in the winter tend to be more serious buyers. Why would they be out looking at homes in the cold if they weren't? Winter has been good for years now due to low inventory as well. If there are no South Nashua homes for sale that meet your criteria or there is too much competition to win during the spring, winter could actually be the best time to purchase your South Nashua home. You just need a savvy REALTOR® who will be on your side guiding you through the process.

3. Buyers are Liars

Many buyers are misguided about the South Nashua home buying process by what they hear from other sales people, on TV, and from the internet. This usually occurs when their real estate agent has failed to earn the buyers trust. Gaining a buyers trust means not pushing them to make a specific buying decision that is not good for them.

The best REALTOR® will focus their attention on your specific needs and your current situation rather than trying to close the deal for their needs. Earning trust means treating people with respect and dignity even if they aren’t prepared to make a buying decision right away in South Nashua.

4. Anyone Can Be Persuaded To Buy

This might work at the mall when someone is shopping for Christmas gifts, but not just anyone can be persuaded to buy when it comes to purchasing a South Nashua home for sale. Buying a house is a very big deal! It’s one of the biggest, most expensive purchases a person will ever make and buyers don’t usually do it impulsively.

Buyers like to find a home that is perfect for their needs and their family. No matter how well you are at persuading, if the South Nashua home you’re selling isn’t what the buyer wants and it isn’t the right fit for them, you won’t be able to persuade them to buy a house.

5. One Shoe Fits All

Many books have been written about the right ways to do things, and those books are full of myths themselves. We all have our own unique personality and what works well for one person may not work as effectively for another person. Everyone is different and when selling a South Nashua home for sale, you may want to think about what a buyer will like and combine it with your ideas so you can really connect with the buyer on their level and appeal to them.

While renovating the entire kitchen may sell your home, it may not bring back the full value of the repair at resale. Going drastic with upgrades is not the best approach either. Many times some basic upgrades like curb appeal, decluttering, updated counters, new knobs and lighting fixtures, and a fresh coat of paint will do just fine.

6. It’s Important To Close The Sale As Soon As Possible

This is probably one of the worst selling myths I have ever come across. Yes, it is important to move people towards a home buying decision, but it is also important that they are being treated properly. A good REALTOR® will make sure that their buyer is purchasing a South Nashua home for sale that best suits their buyers needs.

Not every sale decision will be made easily, or quickly. A buyer needs to be sure they are doing what is best for them, and at a proper pace that works for their schedule. In certain situations, rushing to make a commitment to buy a South Nashua house might not be in your best interest if your not ready. Knowing the market and your mind, however is key! If you are interested in a home and couldn't imagine yourself without it then you will want to make a decision before anyone else does.

7. Do Whatever It Takes To Get The Sale

Aggressive and manipulative sale tactics can sometimes work but you don't want the buyer coming back after the sale with complaints that turn into a liability. Also, you wouldn’t want someone to lie or swindle you in order to complete a sale so don’t ask your real estate agent to do that either.

Many sellers feels as if they need to close the deal on any offer they get, and this is not the case. If someone offers you lower than your asking price for your South Nashua home for sale, but your house has just recently been put on the market you may still be able to get more for your home. Talk with your real estate agent, negotiating with the buyer may be a better option. Don’t give up until you discuss all the possible options with the buyers. When selling your South Nashua home for sale you need to be patient and make the best business decision for yourself as a seller.

8. You can sell your home by yourself.

While it is in fact possible to sell your South Nashua home for sale solo, it is always better to have a professional by your side. Selling your home takes time, knowledge and negotiating skills. Do you really want to worry about negotiating directly with a buyer or showing your house to strangers? If you were going to buy stocks, or had an important legal question, or needed advice on your tax return you would call a professional so it only makes sense that when you decide to sell your South Nashua home that you would call a REALTOR®.  You need a middle man to make the decisions less emotional and price your home accurately. It's also a known fact that houses sold with a REALTOR® sell faster and for more money.

  1. Price is the #1 Reason Someone Buys
