What you need to know about typical closing costs for a Southern NH house for sale

Closing Costs are fees that are associated with the purchase of your Southern NH home for sale that are paid at the closing of a real estate transaction. The closing is the time at which the title of your Southern NH home for sale is transferred from the seller to the buyer. The closing costs of the loan are incurred by the buyer. While the seller pays for commission, transfer of the deed and a few other miscellaneous state fees.

There are many different fees you can expect to encounter when you are closing on a new home in Southern New Hampshire. They vary widely depending on where you live, the type of home you purchase, and the type of loan that you choose to take out. These fees may include:

  • Application Fee: The application fee covers the cost for the lender to process your application. Before submitting an application, ask your lender what this fee covers. Not all lenders charge an application fee, and if they do it is possible it can be negotiated.
  • Appraisal: This fee is paid to the appraisal company to confirm the market value of the home you intend to purchase. It typically costs from $400-$600 depending on the property type. With a VA or FHA loan the lender will require the appraisal to be at or above the purchase price unless the buyer is capable of paying the difference in cash which is typically not possible. If you are a conventional buyer in Southern NH and have a large down payment you should make the contract subject to the appraisal.
  • Closing/Escrow Fee: This is paid to the title company or the escrow company for conducting the closing. It usually ranges from $350-$600 depending on the company and type of closing. The title company or escrow oversees the closing as an independent party in your home purchase. We suggest using a company this knows Southern NH laws.
  • Courier Fee: This covers the cost of transporting documents to complete the loan transaction as quickly as possible. Usually courier fees don’t cost more than $50 each.
  • Credit Report: A credit report is needed to get your credit history and your credit score. Your credit score plays a big role in determining the interest rate you’ll get on your Southern NH loan. Typically the credit report runs from $25-$50 but could be more costly if there was a credit problem that had to be resolved.
  • Escrow Deposit for Taxes & Insurance: Often you are asked to put down up to six months of property tax and mortgage insurance payments when closing in Southern NH. So make sure to budget for it.
  • Flood Zone: This is paid to a third party to determine if the property is located in a flood zone. This should also be a small fee under $50.
  • Home Inspection: You will most likely get your own home inspection to verify the condition of a property, as well as to check for home repairs that may be needed before closing on your new home. Depending on whether there is a septic and well or public water/sewer and what other tests you do such as mold, lead, pests, radon, pool, etc. will determine how costly this will be. The basic inspections costs from $400-$1200 and could potentially be more depending on the tests you decide to have done on your Southern NH home for sale.
  • Homeowners Association Fees: The Seller will pay for this transfer which will show that the dues are paid current, what the dues are, a copy of the association financial statements, minutes and notices. There may also be a one-time fee for the buyer to join the Association that goes into the Reserves.
  • Homeowners’ Insurance: This covers possible damages to your Southern NH home. Your first year’s insurance is often paid at closing and the cost varies based on the size of the home, your credit and the amenities.
  • Lender’s Title Insurance: This is insurance to assure the lender that you own the home and the lender’s mortgage is a valid lien, and it protects the lender if there is a problem with the title. The cost varies based on the sales price of the Southern New Hampshire home you buy.
  • Owner’s Title Insurance: This is an insurance policy that protects you if someone challenges your ownership of your home. This cost also varies based on the price of the home you buy.
  • Origination Fee: This covers the lender’s administrative costs. It’s usually about 1% of the total loan.
  • Prepaid Interest: Most lenders will ask you to prepay any interest that will accrue between closing and the date of your first mortgage payment.
  • Property Taxes: Typically lenders will want any taxes due within 60 days of purchase by the lender to be paid at closing. There may also be taxes due to the owner that were prepaid.
  • Recording Fees: This is a fee charged by your local recording office for the recording of public land records. It is usually around $50.
  • Transfer Taxes: The transfer tax is one of the largest fees you encounter in New Hampshire. The NH Transfer tax is $15 per $1,000 of the sales price. This fee is split between the buyer and the seller unless otherwise agreed to in writing. In other states there are different fees and it may only be born by the seller.
  • Underwriting Fee: This also goes to your lender, covering the cost of researching whether or not to approve you for the loan. An underwriter looks at your file and makes the decision as whether your Southern NH home loan will be accepted or not.

Home buyers will pay anywhere between about 2% to 5% of the purchase price of their home in closing fees but it typically ranges around 3.5%. Your lender will give you a loan estimate for your loan, which will include what the closing costs on your home will be. Many of the fees that make up closing costs may be negotiable. You can also look around for different lenders to see who may be willing to offer you a loan with the lowest closing costs and especially the lowest interest rate.

How to get rid of Mold in your South Nashua house

Mold, that’s definitely a word that no one ever wants to hear. The word can put terror into the eyes of any homeowner. After all, it can make you and your family sick, as well as weaken your walls, floors, and ceilings.

Here is what you should do if you have mold in your South Nashua home.

The first step is to test for mold

This is something that no homeowner wants to hear, but if you suspect you have mold in your home, you need to test it to be sure of what kind of mold it is. Mold testing can be very expensive, but if you are deeply suspicious of what's in your walls, it is worth it. You could also buy a kit to test for mold yourself but they have a reputation for being unreliable, so getting an expert to take a look at your South Nashua home for sale is in your best interest.

What to do if you find mold

If mold is found in your South Nashua home, don’t panic just yet. Every home has mold in it, but some homes are worse than others. If it is a small area less than 10 square feet, you could try to remove it yourself. Although, this isn’t the best idea, it is possible. Be sure to wear gloves, and a face mask, and goggles in a well ventilated room if you are going to try to tackle the removal yourself with chemicals. If it is to big of an area for you to clean yourself, or you just don’t have the time, make sure to call a professional. You are always better safe than sorry!

Stay Vigilant

Even if you aren’t aware of any toxic mold in your home, always keep an eye out for it. Keeping mold away from your South Nashua homes comes down to simple maintenance. If you have any dampness in your South Nashua home, it is possible that there will be mold. Be sure to look in any dark, damp places.

These are some simple ways to keep mold away from your South Nashua home for sale:

  1. Caulk around water fixtures
Sinks and bathtubs all have signs of mold. Be sure you caulk around the faucets in your sink, and your shower in your kitchen, bathroom, or any other rooms. Make sure to clean out any discolored caulking to make sure it doesn’t turn into another problem.

  1. Clean your gutters
You were planning to do this anyhow, right? Well, here is your chance to get it accomplished! Water pooling in your gutters due to a clog can leak into your walls causing mold to grow in them. Make sure to clean out any gutters that can cause this problem before it starts.

  2. Check your windows
Make sure there are no leaks from your windows. You can caulk around the outside of your windows to prevent water coming in after a lot of rain, or snow. The spring is usually the best time to do this when the weather starts to get warmer, and the snow starts melting.

  3. Take care of your roof
Is your roof leaking? If your roof is leaking, you would notice that of course! However, you might not go in the attic often. Make sure to  check the attic periodically, especially after it rains heavily to see if you have any leaks in your South Nashua roof. If you do be sure to get it taken care of right away to prevent mold from growing. This is the typical place where mold will start and home owners are not aware so make sure to take a peak in your South Nashua attic from time to time.

  4. Check the crawl space
Do you have a crawl space under your home? Just like the attic, the crawl space is not a common place you go. Be sure to get under the house from time to time to check and see if there is any water collecting there. If there is, you need to be sure to drain it, as water pooling under your house won't only lead to mold, but structural problems as well. And neither are a good problem to have in your South Nashua home for sale.

With all that you have learned from this article, you will know exactly what to do if you find or suspect mold in your home! How to Get Rid of Squirrels in Your South Hudson House

Are you looking for a way to get rid of squirrels in your attic? You may not know where to start when you figure out that the thumping sounds in your attic are coming from squirrels. If you are looking to sell your South Hudson home and you have pests in your attic the buyers will definitely want them gone fast.

Although an exterminator is trained to get rid of pests such as squirrels, bats, mice, ants or even more it can also be very expensive. If you are worried that you are doing it properly you should always contact a professional but may not always be required.

Here are some great tips on how you can get rid of squirrels from your South Hudson home for sale on your own, without having to break your bank!

Block Their Entrance

Find out where the squirrels are entering into your South Hudson home’s attic and cover any holes so no more squirrels can get in, except for one so they can use it to exit your home. Cover your chimney with wire mesh if you have one so no more squirrels can get in. Also be sure to secure any openings from your attic to the rest of your South Hudson home so any panic stricken squirrels don’t try to flee into the rest of your home.

You want to make sure every possible entry point is blocked so they don’t regain entry once you have them out!

Create An Exit

Create a funnel out of metal or wire mesh and be sure the funnel is about 1 foot long, an about a foot wide. Attach the wide end of the funnel to the hole on the outside of your South Hudson’s home. Usually if the animal can leave out of the small hole, they will be able to re-enter as well, so just be careful. Try placing some food such as apple slices or peanuts at the hole of the opening to draw the squirrels out, or just wait for them to leave on their own to gather food.

Once they are out make sure to board up the hole or put mesh on it so that can’t regain entry.

Trapping Squirrels

You can usually find a trap at your local hardware store. When purchasing a trap for a squirrel please keep in mind that in a larger cage the squirrel may begin to panic and harm themselves. Usually a cage that is 6 inches, by 6 inches, by 18 inches will be perfect for a small animal like a squirrel. Read the directions that come with the trap and be sure you know how to set it properly!

Put some food in the cage that appeals to a squirrel such as peanut butter, apple slices, peanuts, soda crackers, or pieces of bread crust otherwise the squirrels may not even go near the trap. Make sure the food is placed far enough inside the cage so the animal can’t grab it through the sides.

Set it up, and wait for the trap to work its magic.

Catch, then Release

Once you have trapped the squirrel, you will need to release it. But first, be sure to check your South Hudson attic for baby squirrels. The babies will be helpless without their mother, and you will need to relocate them with her so they don’t die. The best thing for you to do is relocate them far away from your South Hudson’s home for sale in a wooded area where they can hopefully find their new home in a tree, rather than inside your attic.

Make sure you wear thick heavy gloves when you are releasing the squirrel from the trap. If the squirrel is angry, you wouldn’t want to get bit, or attacked. You can also use a string or rope to open the cage from a distance.

Make sure they don't come back

Be sure to keep the trap filled with food in your South Hudson attic for a few weeks longer to be sure all the squirrels have left your home. Patch up the holes in your home as well so they can’t try to re-enter. Try leaving your attic light on, or purchase some squirrel repellent from the store, rags soaked in household ammonia work too. Also, leaving a radio on in your attic, or purchasing an ultrasonic repellent may work for you as well.

4 Tips to House Buying Made Simple

The whole process of looking for and purchasing a home can be very stressful, but the agents at Harmony Real Estate are here to help!

Here are a few simple steps you should take when buying a home in South Nashua:

Check Your Credit

Be sure you check your credit before you start searching for a home. If you have bad credit, you will most likely need someone else to co-sign, or to put their name on the mortgage with you, unless you pay for your home in full cash.

For a conventional loan you will need a higher credit score typically around 660 or higher while an FHA loan will give you more wiggle room typically down to about a 580 score. Don’t give up if your score is lower than the required amount because there are also ways of increasing your score to get you where you need to be.

Look At Your Income

Also be sure you look at your income so you know just how much you can afford monthly, and yearly. Don’t spend everything you have all at once, be sure you have enough money left over for other payments and bills you may have.

Typically there is a 40% or higher ratio that mortgage lenders will be looking for but we suggest a bit lower so you still have money for other things. Being house poor doesn;t make for a happier life. It’s nice to own a home but it’s also nice to be able to enjoy going out, or buying some new clothes once in a while.

Get Preapproved For A Mortgage

To get preapproved for a mortgage, first you must visit a lender. The mortgage lender will look at things such as your credit reports, your employment history, and your income very closely and carefully. After that, they will figure out which loan program you qualify for, the maximum amount you can borrow, and the interest rates you will be offered.

It is important to get this done before you start looking for South Nashua houses for sale, so you know just how much you have to spend. You don’t want to start looking at houses that are above your reach as it will make the houses you can afford not look as appealing. Be realistic and make your budget work for you. You can always build equity and get the larger house next time if you can’t afford it the first time around.

Find The Right Real Estate Agent

Finding the right Real Estate Agent is important because they can help take some of the stress off of you when you are looking for your South Nashua dream home. Searching for and purchasing the right home takes a lot of time that you may not have, as well as a lot of work that you may just not want to deal with. An agent can deal with the time, and work while you sit back and relax, that is their job!

If you are looking to buy or sell a home, call Harmony Real Estate today at (603) 883-8840. One of our qualified agents will be more than happy to help you find your dream home.

South Nashua Guide: Advice for 1st Time Home Buyers

Being a first time buyer can be a little scary, but The Harmony Real Estate team is here to help! If you have questions don’t hesitate to ask. No question is too big or too small. Don’t be afraid to ask questions and get answers from our experienced real estate agents.

Here are five things you should do when you are buying a home for the first time:

Decide on the location versus space when searching for a home!

When you are looking for your first home, be sure you decide on a location first. Sometimes the location of the house for sale can have a bigger impact on your life, versus the spaciousness of the home. If you find a big beautiful home in the country, but you’d prefer to be closer to the city sometimes you need to sacrifice a little bit of space to get what you want.

You can never change the location of your house but you could potentially add on or finish your basement.

The School District Will Affect Your Home Value

Before purchasing a home it is always good for you to look into the school district, even if you don’t have children. If it is a sought after school district with a high grade point average, people will be willing to pay more for you home when you do decide to sell it.

South Nashua homes for sale are located in the best school district within the city. The homes in South Nashua are highly sought-after, have the highest resale value and attract the wealthiest buyers.

Put Some Money Away For Home Improvements

Home Improvements can be very expensive, and sometimes unexpected. There are a lot of things you can do by yourself, rather than hiring a company to complete the repairs in your home. Your house is your most valued asset so make sure to keep it in good repair.

Fixing up your home yourself will same you a ton of money and add sweat equity which equates to an added resale value of your South Nashua home for sale!

Don’t Overlook The Landscaping!

The exterior curb appeal is the first thing anyone will look at in regards to your home. Updates to the exterior of the home you decide to purchase can add up just as quickly as the interior improvements. If you don’t want to spend any money on the landscape, or you don’t have much to spend due to your budget try finding a home that already has the amenities you desire.

Make sure to take a good look at the exterior and evaluate the true  condition before you purchase a South Nashua home for sale.

Don’t Max Out Your Qualification Budget

If you try to use every last cent that you qualify for, odds are you will have a smaller number of options. If you are willing to come down in your price range, more options will open up for you once you purchase. This means you will have money left over for any renovations or decorating you’d like to do to make your new place truly feel like home.

You don’t want to feel like you are house poor. If you can’t ever go out for dinner or buy a pair of shoes will you truly be happy just living day to day? If you don’t overextend your budget ultimately you will be happier down the road.

Looking for your first home can be very nerve wracking, so don’t try to do it on your own. Our agents’ job a Harmony Real Estate is to take the stress off of you, and make purchasing a home a bit easier for you.

Give our agents a call at Harmony Real Estate (603) 883-8840 for more information on buying a South Nashua home for sale. We would love to be instrumental in your new purchase.

Sealing the deal: How to Get a Mortgage

Buying a South Hudson NH home can be extremely stressful, especially when the home of your dreams costs more than you can afford. Luckily for you there are a few ways to get the most out of your money, and we are here to help you. Here are some important tips on how to get a mortgage,.

We will always stand by your decision as it's yours to make but we will guide you along the way. It's nice to be able to go out to dinner or buy a new pair of shoes and not just live for a house too.

How Much Can I Afford To Borrow for a South Hudson NH Mortgage?

Your credit, income, debt-to-income ratio, the size of your down payment, your employment and residence history are all factors in how much you can borrow for a mortgage. Be cautious when you get  a mortgage because the amount you are able to borrow can exceed the amount you can afford.

What Are My Upfront Costs?

Some costs associated with buying a Hudson NH home start to appear before you even make a payment on your mortgage. These include:

Mortgage Application Fees

When you apply for a mortgage there are always fees. Application fees include service fees, which can be flat fees, or they can be a % of the total purchase price. Application fees include the appraisal, credit report fees, title insurance, flood certification fees, lawyer costs, points, as well as application, processing and underwriting fees. Depending on the company you choose to work with they can show up differently on the closing statement.

Earnest Money
Earnest Money is an initial deposit to be paid into an escrow account once your offer is accepted. This is also known as a “good faith deposit” which may influence the seller's decision on whether to accept your offer. The more you put down, the more serious your offer will appear to the seller.

Down Payment
You can get better mortgage rates by having a larger mortgage down payment. Down payments range from 0% to 20% or more of the total cost of the South Hudson NH home you decide to purchase. Some people put down 20% in order to remove the cost of the Mortgage Insurance Premium. Paying mortgage points up front can also help lower your payments.

Closing Costs
Final closing costs can range from a flat fee to a percentage of the total loan amount, depending on your mortgage and the agreement with the seller. Sometimes closing costs can be rolled into the mortgage loan amount which means you can pay it through your mortgage. The other option is to ask the seller if they are willing to pay some of the closing costs in your offer, if the market will accept it.

Closing costs can include:

  • Mortgage Application Fees
  • Mortgage Points
  • Title Insurance and Title Search
  • Escrow Deposits
  • Attorney’s Fees
  • Inspection and Surveys
  • City Recording Fees

Don’t let this list of closing costs worry you because they are all paid at closing and can be estimated by the lender upfront to give you an idea of what will be needed in the transaction.

Home Ownership Expenses
Owning a South Hudson home requires financial commitment far beyond your monthly mortgage payment. You will also be required to pay your mortgage insurance, home insurance, utilities, repairs, and property taxes. Make sure to take all of these costs into account when you are deciding how much you can afford to borrow to buy your new home. It is crucial that you consider all of these costs before you decide to get a mortgage.

Planning And Saving Tips

If you are still saving for your new home, here are some helpful tips for you:

  • Maintaining a reliable income improves your standing with lenders
  • Paying your bills on time and limiting your monthly debt helps improve your credit score

How Much Mortgage Can I Afford To Borrow?

Your credit history, income, the size of your down payment, and your employment and residence history are all factors in how much mortgage you can borrow. Be sure you borrow cautiously because the amount you are able to borrow can very well exceed the amount you can afford to borrow!

What To Will I Need To Pay Upfront?

Some costs associated with buying a home appear before you start making regular payments on your mortgage. These include:

Mortgage Application Fees

When you apply for to take out a mortgage there are always fees. Application fees include service fees, which can be flat fees, or they can be 1% or 2% of the total purchase price. Application fees also include an appraisal, and credit reporting fees. They may be worked into the total closing costs, depending on the company.

Earnest Money
Earnest Money is an initial deposit to be paid to the seller if your offer is accepted. This is also known as a “good faith deposit” which may influence the seller's decision.

Down Payment
You can usually get better mortgage rates by paying a higher mortgage down payment. Down payments rance from 0% to 20% or more of the total cost of the home you decide to purchase. Most people put down 15% to 20%. Paying mortgage points up front can also help lower your payments.

Closing Costs
Final closing costs typically range from 2% to 4% of the total loan amount. Closing costs can sometimes be added into the mortgage loan amount which means you can just pay it as you are paying your mortgage.

Closing costs can include:

  • Mortgage Application Fees

  • Mortgage Points

  • Title Insurance and Title Search

  • Escrow Deposits

  • Attorney’s Fees

  • Inspection and Surveys

You will also be required to pay your mortgage insurance, home insurance, utilities, repairs, and your property taxes.
