Here are five things you should do when you are buying a home for the first time:
Decide on the location versus space when searching for a home!
When you are looking for your first home, be sure you decide on a location first. Sometimes the location of the house for sale can have a bigger impact on your life, versus the spaciousness of the home. If you find a big beautiful home in the country, but you’d prefer to be closer to the city sometimes you need to sacrifice a little bit of space to get what you want.
You can never change the location of your house but you could potentially add on or finish your basement.
The School District Will Affect Your Home Value
Before purchasing a home it is always good for you to look into the school district, even if you don’t have children. If it is a sought after school district with a high grade point average, people will be willing to pay more for you home when you do decide to sell it.
South Nashua homes for sale are located in the best school district within the city. The homes in South Nashua are highly sought-after, have the highest resale value and attract the wealthiest buyers.
Put Some Money Away For Home Improvements
Home Improvements can be very expensive, and sometimes unexpected. There are a lot of things you can do by yourself, rather than hiring a company to complete the repairs in your home. Your house is your most valued asset so make sure to keep it in good repair.
Fixing up your home yourself will same you a ton of money and add sweat equity which equates to an added resale value of your South Nashua home for sale!
Don’t Overlook The Landscaping!
The exterior curb appeal is the first thing anyone will look at in regards to your home. Updates to the exterior of the home you decide to purchase can add up just as quickly as the interior improvements. If you don’t want to spend any money on the landscape, or you don’t have much to spend due to your budget try finding a home that already has the amenities you desire.
Make sure to take a good look at the exterior and evaluate the true condition before you purchase a South Nashua home for sale.
Don’t Max Out Your Qualification Budget
If you try to use every last cent that you qualify for, odds are you will have a smaller number of options. If you are willing to come down in your price range, more options will open up for you once you purchase. This means you will have money left over for any renovations or decorating you’d like to do to make your new place truly feel like home.
You don’t want to feel like you are house poor. If you can’t ever go out for dinner or buy a pair of shoes will you truly be happy just living day to day? If you don’t overextend your budget ultimately you will be happier down the road.
Looking for your first home can be very nerve wracking, so don’t try to do it on your own. Our agents’ job a Harmony Real Estate is to take the stress off of you, and make purchasing a home a bit easier for you.
Give our agents a call at Harmony Real Estate (603) 883-8840 for more information on buying a South Nashua home for sale. We would love to be instrumental in your new purchase.

Many of the existing town markers in Hudson NH are attributed to Alfred and Virginia Hills. They were one of the prominent founding families to settle in Hudson, NH. Alfred had the Hills House built for Virginia in 1890 on Derry Road. The Hudson Historical Society has maintained and preserved the Alvirne Hills House since 1966. Alvirne High School and Alvirne Chapel were donated to the town by Alfred and Virginia Hills. The name Alvirne was derived by the combination of both of their names.
The Hills House and the Hills Memorial Library are both listed in the National Register of Historic Places. Hills Memorial Library is a stone and mortar library located on 18 Library Street in Hudson NH. It was one of the oldest public lending libraries in New Hampshire. The Friends of Hudson Libraries still hold book sales there, it can be used as a meeting space and they are also considering new proposed uses for the future of the building. A new library, George H. and Ella M Rodger Memorial Library, was constructed at 194 Derry Rd in Hudson NH.

The events held are non-profit events held to benefit the community and those in need.

There are carnival rides, food vendors, entertainment, a classic car show, pony rides, cow pie bingo, pumpkin carving and more.
If you have school aged kids Hudson has several elementary schools, a junior high, a high school and a private school. Dr H.O. Smith, Library Street, Hills Garrison and Nottingham West are the elementary schools in Hudson, Hudson Memorial is the only Junior High, Alvirne is the only High School and PMA is a Catholic K-8 private school. The overall rating as stated by Niche for the Hudson School District is a B. There are also several private kindergarten and daycares.
Alvirne High School has one of the largest Vocational Programs and has several student run businesses such as a restaurant, bank, dairy farm, store, day-care and forestry program. The dairy farm is a great addition and due to the Hills requiring the land to always be used as a farm. There is also an Adult Day Service through Gateways that is available at Alvirne for seniors and disabled adults looking for cognitive and social stimulation who are also able to provide health services.
The most memorable family landmark in Hudson is Bensons Animal Park. Originally it was zoo that until 1987 offered live animals and trainers, kiddie rides as well as some local eats! There was a railroad that connected Boston to Hudson which brought many outside visitors to the zoo. In 2002 repairs began on the Park and in 2010 it was converted into what we now know as Benson’s Park.
The old Lady in the Shoe, the Elephant House and the Gorilla House are structures from Bensons Animal Park that have been restored and incorporated into the new Park. Benson’s Park now has a playground for children, walking trails with beautiful scenery lots of perennials, a pond, memorial benches and pavilions. A key attraction is the “911” memorial built from steel girders from the World Trader Centers tower. It is a pet-friendly park and can be used by appointment for events such as weddings and birthday parties.
Besides Benson’s Park, Hudson has several other recreational areas for residents and the surrounding communities to enjoy. It is home to 2 recreational lakes/ponds and a swamp for endangered birds. It also has two golf courses for golf enthusiasts: Whip-Poor-Will Golf Club and Green Meadow Golf Club in South Hudson NH.
Robinson Pond is located on the north side of Hudson and has a public beach and boat ramp for town residents. Ottarnic Pond is located near Hudson Center and a boat ramp can be accessed off of Highland Road. The ponds are used for fishing, swimming, boating and ice fishing through the year. In addition, on the south side of Hudson NH, Musquash Pond/Swamp is a bird sanctuary for endangered birds.

Buying a South Hudson NH home can be extremely stressful, especially when the home of your dreams costs more than you can afford. Luckily for you there are a few ways to get the most out of your money, and we are here to help you. Here are some important tips on how to get a mortgage,.
We will always stand by your decision as it's yours to make but we will guide you along the way. It's nice to be able to go out to dinner or buy a new pair of shoes and not just live for a house too.
How Much Can I Afford To Borrow for a South Hudson NH Mortgage?
Your credit, income, debt-to-income ratio, the size of your down payment, your employment and residence history are all factors in how much you can borrow for a mortgage. Be cautious when you get a mortgage because the amount you are able to borrow can exceed the amount you can afford.
What Are My Upfront Costs?
Some costs associated with buying a Hudson NH home start to appear before you even make a payment on your mortgage. These include:
Mortgage Application Fees
When you apply for a mortgage there are always fees. Application fees include service fees, which can be flat fees, or they can be a % of the total purchase price. Application fees include the appraisal, credit report fees, title insurance, flood certification fees, lawyer costs, points, as well as application, processing and underwriting fees. Depending on the company you choose to work with they can show up differently on the closing statement.
Earnest Money
Earnest Money is an initial deposit to be paid into an escrow account once your offer is accepted. This is also known as a “good faith deposit” which may influence the seller's decision on whether to accept your offer. The more you put down, the more serious your offer will appear to the seller.
Down Payment
You can get better mortgage rates by having a larger mortgage down payment. Down payments range from 0% to 20% or more of the total cost of the South Hudson NH home you decide to purchase. Some people put down 20% in order to remove the cost of the Mortgage Insurance Premium. Paying mortgage points up front can also help lower your payments.
Closing Costs
Final closing costs can range from a flat fee to a percentage of the total loan amount, depending on your mortgage and the agreement with the seller. Sometimes closing costs can be rolled into the mortgage loan amount which means you can pay it through your mortgage. The other option is to ask the seller if they are willing to pay some of the closing costs in your offer, if the market will accept it.
Closing costs can include:
Don’t let this list of closing costs worry you because they are all paid at closing and can be estimated by the lender upfront to give you an idea of what will be needed in the transaction.
Home Ownership Expenses
Owning a South Hudson home requires financial commitment far beyond your monthly mortgage payment. You will also be required to pay your mortgage insurance, home insurance, utilities, repairs, and property taxes. Make sure to take all of these costs into account when you are deciding how much you can afford to borrow to buy your new home. It is crucial that you consider all of these costs before you decide to get a mortgage.
Planning And Saving Tips
If you are still saving for your new home, here are some helpful tips for you:
Building up your finances and your credit rating before you buy a South Hudson NH home will help you to afford more when you decide to purchase. It can also help you compete with other buyers for the home that you want. This will make owning your new home easier to manage!
