A seller’s agent is a real estate agent that exclusively represents the seller of a house for sale in a real estate transaction. There is a contract between the property owner (otherwise known as the seller) and a real estate agent (also known as the seller’s agent) agreeing to sell your South Hudson home for sale. The contract requires the real estate agent to perform exclusive confidential duties for the seller such as researching recent selling prices for comparable properties in South Hudson NH, showing the property, marketing the property, and advising the seller on the best offers received for the listing. A Hudson seller’s agent must hold an active license in the State of New Hampshire under the New Hampshire Real Estate Commission. They may also be referred to as a listing agent.
A real estate agent is expected to make the home selling or buying process easier for you. Here are some things you should expect from a seller’s agent.
Price Your Hudson Home Right
Pricing your South Hudson NH home for sale properly is very important when you are a seller’s agent. An exceptional agent will price a home using their knowledge, training, and understanding of the market and comparable sales in the surrounding area. Knowing how to price a home for sale is one of the many valuable skills a REALTOR® can give you as the seller. If you are a smart seller, you will find an agent that will price your home based on the selling price of other similar homes that have recently sold in South Hudson.
If you have updated your home, then it will most likely be priced for more than you bought it for but it all depends on the current market. Currently, we are in a seller’s market and prices are rising yearly. As a seller, you should be aware that pricing your South Hudson home for sale to high can cause problems with the sale. If your Hudson home for sale is priced too high, buyers will most likely look elsewhere.
Communication is Key
A well-trained Hudson sellers agent must communicate properly with the seller. You need to know what’s going on with the sale of your South Hudson NH home. There are too many real estate agents that will only check in when they receive an offer, and that is not proper etiquette as an real estate agent. Real estate agents should always keep in touch with their sellers, especially after a showing so they can give any feedback, or discuss any concerns with you about your South Hudson home for sale.
Even if there aren’t any offers on your home, it is still comforting for your agent to keep in touch so you know you are getting what you’re paying good money for!
Verify Buyer Qualifications
Anyone can say that they are interested in purchasing a Hudson home for sale, but not everyone can get a pre-approval for a home loan. A good sellers agent will be sure that anyone making an offer on your home is qualified, and pre-approved for a home loan, and if not they will kindly decline their offer until they provide proof.
There is a very big difference between a mortgage pre-qualification and a pre-approval. A pre-qualification means that they are qualified, but that doesn’t mean that they will be approved for the loan. A pre-approval means that the lender checked the buyers credit report, as well as their employment, and their income, which are key factors in getting a loan commitment. Loan commitment is the step just before closing, it means that the bank is agreeing to lend the buyer the money for their South Hudson home purchase.
Negotiate for You
Your seller’s agent should always negotiate and work their hardest for the best terms and conditions of the seller. When you hire an agent who isn't worried about when their next sale takes place, you will get much better advice, and a much better outcome. REALTORS® who advocate for their clients are always striving for the best possible terms for the transaction and their client.
Everything in a real estate contract is negotiable, and a good Hudson seller's agent won't hesitate to take an offer for your South Hudson home for sale that will make you happy. If you want the sale of your South Hudson home to be closed at a certain time, they have the negotiation skills to make that happen. It’s best to negotiate this all at the onset to make sure everyone will be on the same page for closing. A good agent will understand the importance of getting things done on time and in an orderly fashion for you, their seller.
Attend the Home Inspection
A seller's agent should attend the home inspection to be sure that they can properly represent you properly. This is why you are paying a REALTOR®, to make things easier for you when selling your South Hudson home for sale. Although you may not expect them to attend the home inspection, they should do it regardless. Your agent can keep track of everything that the inspector states about the home, as well as see anything they may find wrong.
This will also help your sellers agent to protect you from any unreasonable requests, and help them to hear everything first hand. Some buyers may try to exaggerate about everything in hopes that you will make any repairs needed, or that they will be able to purchase your South Hudson home cheaper than the listed price. Home inspections often become the second time where more negotiations are made on your South Hudson home for sale.
Finalize Loose Ends
Selling a Hudson home for sale involves a lot of work. Your REALTOR® must be on top of everything. There are many small details that must be taken care of which is a big selling point for their services. As you get closer and closer to closing your Hudson home for sale, your real estate agent needs to relieve your stress and take care of all the loose ends for you. The less work you have to do, the more appealing your REALTOR® will be. Then you will be more likely to recommend their services to others seeking a real estate agent to help them sell or buy a South Hudson home.
If you are looking to buy or sell a home in South Hudson or in the surrounding area give us a call. The agents at Harmony Real Estate will keep your best interests in mind.
Closing Costs are fees that are associated with the purchase of your Southern NH home for sale that are paid at the closing of a real estate transaction. The closing is the time at which the title of your Southern NH home for sale is transferred from the seller to the buyer. The closing costs of the loan are incurred by the buyer. While the seller pays for commission, transfer of the deed and a few other miscellaneous state fees.
There are many different fees you can expect to encounter when you are closing on a new home in Southern New Hampshire. They vary widely depending on where you live, the type of home you purchase, and the type of loan that you choose to take out. These fees may include:
Home buyers will pay anywhere between about 2% to 5% of the purchase price of their home in closing fees but it typically ranges around 3.5%. Your lender will give you a loan estimate for your loan, which will include what the closing costs on your home will be. Many of the fees that make up closing costs may be negotiable. You can also look around for different lenders to see who may be willing to offer you a loan with the lowest closing costs and especially the lowest interest rate.
A short sale is a sale of Real Estate in which the net proceeds from selling your Hudson home for sale will fall short of the debts you owe to your lender for your mortgage. In this case, if all lien holders agree to accept less than the amount owed on the debt, a sale of your South Hudson NH home for sale can be made.
When you sell your South Hudson home as a short sale, it’s similar to other sales you just have to involve the bank’s decision as well. You should contact a REALTOR®, specifically one who specializes in short sales. You will need to list your Hudson home for sale being sure to mention that it's a “short sale,” then wait for an offer to come in. Once you accept an offer, things can get tricky. You will need to gather all of your financial documents to send to your mortgage company and see if they will consider the short sale. Since lenders lose money with short sales, they're usually not very eager to agree with it but that’s where your REALTOR and a short sale negotiator come into play working in your best interest. Some banks may prefer to foreclose on your Hudson home but many times they will consider the short sale if there is good reason.
There are many Pro’s and Con’s to a short sale, but again a real estate agent can help you decide whether you should short sale, or what your other options are. If you do short sale your home, make sure your loan will be considered paid in full. A short sale will have a much smaller effect on your credit than a foreclosure. This will help you in the long run if you ever try to take out another loan or mortgage. Avoiding foreclosure, means you may be able to buy another home sooner than you would be able to if your home was foreclosed on.
However, there are also some disadvantages to a short sale. You will have to take full responsibility for the sale of you home, which can be very stressful and time consuming. Also, if someone purchases your home faster than you expected, you may have to move sooner than you had originally planned. This means that you will now need to find yourself somewhere else to move to as quickly as possible. This may be very difficult for you considering there will be no proceeds from the short sale of your South Hudson home.
If you are having a hard time making the decision of whether or not a short sale is your best option, talk to a Real Estate Attorney, or a REALTOR® to figure out the best plan of action. They can help guide you in the right direction. Be sure you don’t forget to talk to you lender as well. Your lender likely has specialized loan officers who are capable of reviewing and guiding customers who are at risk of foreclosure.
Call Harmony Real Estate at (603) 883-8840 and speak to the top REALTORS® in Southern New Hampshire if you need advice on whether or not to short sale your South Hudson home! We will work in your best interest and help you on this stressful journey in your life.
What is Radon?
Radon is a naturally occurring radioactive gas that you cannot see, smell, or taste. It is a carcinogen that has been proven to cause cancer. The Surgeon General warned that Radon is the second leading cause for lung cancer in the United States today. If you smoke, and there is Radon in your home, then you are at an even higher risk for lung cancer. If you are looking for more information on radon you can check out the EPA website at www.epa.gov/iap/radon/pubs/index.html or call the New Hampshire Bureau of Environmental & Occupational Health at (603) 271-4610.
In 1899, English physicist Ernest Rutherford first discovered Radon. The discovery is also credited to German physicist Friedrich Ernst Dorn in 1900. Rutherford discovered Radons’ alpha radiation, and Dorn discovered that radium was releasing a gas.
Radon is a colorless chemically-unreactive inert gas. It is the heaviest known gas. Radon is 9 times denser than air. Because it is a single atom gas it easily penetrates many common materials like paper, leather, low-density plastic, paints, building materials, and most insulations.
How is Radon made?
Radon is not produced as a commercial product. Radon is a naturally occurring radioactive gas and comes from the natural breakdown of uranium. It is usually found in igneous rock and soil. In some cases, well water may also be a source of radon. New Hampshire is the granite state and radon can come through the rock in the ground and other soils and clays and come into our homes.
What happens when you’re exposed to Radon?
Human exposure to radon are inhalation and ingestion. Radon in the ground, groundwater, or building materials enters working and living spaces and disintegrates into its decay products. Although high concentrations of radon in groundwater may contribute to radon exposure through ingestion, the inhalation of radon released from water is usually the concern.
Testing is the only way to know if you have Radon in your home. The EPA indicates that any readings above 4.0 pCi/L in the air are not acceptable levels and should be mitigated. It is recommended that the testing device be put in the lowest level suitable for occupancy and typically is left for readings in a 48-72 hour time frame.
How do you get rid of Radon?
If you do find Radon in the air of your Southern NH home, you can reduce the exposure to an acceptable amount on your own for around $500, but this is not recommended because it is a dangerous gas. We suggest you find a Certified Radon Mitigator in your area. For radon air, the professional will usually install a sub-slab depressurization method by inserting a PVC pipe through the basement floor and venting it out the roof with a fan and typically runs from $1200-$1500 in Southern New Hampshire.
For radon in the water, the State of NH recommends a level lower than 2000 pCi/L but there is no standard EPA regulatory limit. The cost to mitigate radon in the water runs from $2500-$5000. Aeration is the method suggested by the State of New Hampshire to get rid of radon in water and sometimes require an additional water softener system, if there are high levels of iron or manganese. Every state has their own guideline as to what they feel is safe and you need to go with what makes you feel safe in your Southern New Hampshire home.
If you are looking to test for radon in your Southern New Hampshire home and would like some suggestions on a Certified Radon Mitigator feel free to give us a call at Harmony Real Estate at (603) 883-8840. We would love to help you better the quality of life for you and your family in your Southern NH home.
At Harmony Real Estate, our experienced agents can walk you through your options and help you understand which one is best for your situation. We want you to feel supported and informed, so you can protect your future and find peace of mind.
The choice to short sale your home is never easy. It means accepting that you can no longer keep up with your mortgage payments, even when you have valid reasons. Many homeowners face hardship due to job loss, divorce, sudden medical issues, disability, condo rule changes, or even fraud. No matter the reason, your situation deserves compassion and careful guidance.
A short sale on a Southern New Hampshire home may offer relief because it does not harm your credit as much as a foreclosure. It may also help you get into another home sooner. When a short sale is approved, you may avoid the long term damage of a foreclosure on your credit record. This can give you a fresh start and a path toward financial recovery.
Before you decide, take time to explore every possible option. You should not rush or make a quick decision when your home is at stake.
Some homeowners consider bankruptcy to delay foreclosure, especially if they can still afford their mortgage but not their other bills. Others talk to their bank to request adjusted payment terms. Lenders sometimes offer different programs, reduced payments, or temporary relief.
However, when you owe more on your home than the current market value and none of the other options work, then a short sale may be the most effective way to sell your Southern NH home. The choice depends on your long term goals and your financial reality.
Not every real estate agent has the skill or experience to guide you through a short sale. Make sure you choose a REALTOR with real short sale experience. Ask about their past work and their success rate, and make sure you feel comfortable with their knowledge. A skilled agent will negotiate with the bank and work hard to protect your best interests.
The short sale process for a Southern NH Home for sale can be slow. Most short sales take three to six months and sometimes longer. The timeline depends on your lender and the condition of your home. Because this process is unique, patience is important. You should also speak with a tax advisor since tax rules change from year to year and can impact your final decision.
Selling a home is always emotional, but a short sale can feel even more stressful. You will need to share detailed financial paperwork so the lender can review your situation. This can feel personal, and many homeowners worry about judgment or pressure. A caring REALTOR can make the process easier and help you understand what to expect.
Lean on your support system if you can. Friends and family can offer emotional support during this time. Remember that a short sale is not the end of your homeownership journey. It is simply a temporary situation. Many people buy a home again after a short sale once their finances have recovered.
You don't need to carry the stress alone. The question Should you short sale your home is important, and you deserve guidance that is honest and supportive. Our team at Harmony Real Estate is here to help you understand your best options and create a plan that works for your life.
Call Harmony Real Estate at (603) 883-8840 to talk with a trusted REALTOR who knows the short sale process and the Southern NH real estate market. Our agents can help you make the decision that protects your future and supports your goals.
As soon as you realize you might have trouble paying your mortgage for your home in Southern NH, contact your lender. Tell them about your financial difficulties. This gives them the chance to work with you, not against you, and create a plan of action. Be sure that you don’t stop paying your bills before talking to them. Don’t wait until you can’t make payments before you speak to your lender.
The Making Home Affordable (MHA) Program is no longer available but this still offer help if you are having trouble working with your mortgage provider. This organization provides free counselors. They can give you advice and assistance with keeping your Southern New Hampshire home, or help you get out safely. If you need help making an important decision or just have questions you can visit their website at www.makinghomeaffordable.gov or call their hotline 1(888) 955-HOPE anytime. You may still be able to get a modification plan through your mortgage company to suit your budget so that foreclosure can be avoided. Your state housing agency may also have a foreclosure avoidance program as well.
Scammers often contact homeowners who are having trouble with their mortgage payments and offer to help, knowing they are desperate to keep their Southern New Hampshire homes. They often find their victims by advertising online, distributing flyers, contacting people whose homes appear in foreclosure notices, and target specific religious or ethnic groups. These criminals will promise to help you keep or sell your home without having to go into foreclosure at all for a fee.
Do not fall for this, they aren’t really trying to help you, they are just trying to take your money! Be sure that you are aware of the tricks these scammers use. They may offer to negotiate with your lender, advising you that filing for bankruptcy can help stop a foreclosure, and offer you fake legal help. Know the warning signs to protect yourself against these potential downfalls!
Follow these simple steps and you’re on the right track to keeping your Southern New Hampshire home. If things can not be worked out after exhausting all options we can help you make an agreement with the bank to extend foreclosure and sell your home or even short sale your home, if you owe more to the bank than the house is worth on the market. Whether you're behind on payments or not, don't be embarrassed, we can help you make the best decision for your particular situation.
If you are looking to buy or sell a home for sale in Southern New Hampshire give our qualified agents at Harmony Real Estate a call today at (603) 883-8840. We would love to help you keep your home if possible, extend your foreclosure date and get back your equity, or even short sale your home if there is no other possible option.
Here is what you should do if you have mold in your South Nashua home.
The first step is to test for mold
This is something that no homeowner wants to hear, but if you suspect you have mold in your home, you need to test it to be sure of what kind of mold it is. Mold testing can be very expensive, but if you are deeply suspicious of what's in your walls, it is worth it. You could also buy a kit to test for mold yourself but they have a reputation for being unreliable, so getting an expert to take a look at your South Nashua home for sale is in your best interest.
What to do if you find mold
If mold is found in your South Nashua home, don’t panic just yet. Every home has mold in it, but some homes are worse than others. If it is a small area less than 10 square feet, you could try to remove it yourself. Although, this isn’t the best idea, it is possible. Be sure to wear gloves, and a face mask, and goggles in a well ventilated room if you are going to try to tackle the removal yourself with chemicals. If it is to big of an area for you to clean yourself, or you just don’t have the time, make sure to call a professional. You are always better safe than sorry!
Stay Vigilant
Even if you aren’t aware of any toxic mold in your home, always keep an eye out for it. Keeping mold away from your South Nashua homes comes down to simple maintenance. If you have any dampness in your South Nashua home, it is possible that there will be mold. Be sure to look in any dark, damp places.
These are some simple ways to keep mold away from your South Nashua home for sale:
Caulk around water fixtures
Sinks and bathtubs all have signs of mold. Be sure you caulk around the faucets in your sink, and your shower in your kitchen, bathroom, or any other rooms. Make sure to clean out any discolored caulking to make sure it doesn’t turn into another problem.
Clean your gutters
You were planning to do this anyhow, right? Well, here is your chance to get it accomplished! Water pooling in your gutters due to a clog can leak into your walls causing mold to grow in them. Make sure to clean out any gutters that can cause this problem before it starts.
Check your windows
Make sure there are no leaks from your windows. You can caulk around the outside of your windows to prevent water coming in after a lot of rain, or snow. The spring is usually the best time to do this when the weather starts to get warmer, and the snow starts melting.
Take care of your roof
Is your roof leaking? If your roof is leaking, you would notice that of course! However, you might not go in the attic often. Make sure to check the attic periodically, especially after it rains heavily to see if you have any leaks in your South Nashua roof. If you do be sure to get it taken care of right away to prevent mold from growing. This is the typical place where mold will start and home owners are not aware so make sure to take a peak in your South Nashua attic from time to time.
Check the crawl space
Do you have a crawl space under your home? Just like the attic, the crawl space is not a common place you go. Be sure to get under the house from time to time to check and see if there is any water collecting there. If there is, you need to be sure to drain it, as water pooling under your house won't only lead to mold, but structural problems as well. And neither are a good problem to have in your South Nashua home for sale.
With all that you have learned from this article, you will know exactly what to do if you find or suspect mold in your home! Here are some great tips on how you can get rid of squirrels from your South Hudson home for sale on your own, without having to break your bank!
Block Their Entrance
Find out where the squirrels are entering into your South Hudson home’s attic and cover any holes so no more squirrels can get in, except for one so they can use it to exit your home. Cover your chimney with wire mesh if you have one so no more squirrels can get in. Also be sure to secure any openings from your attic to the rest of your South Hudson home so any panic stricken squirrels don’t try to flee into the rest of your home.
You want to make sure every possible entry point is blocked so they don’t regain entry once you have them out!
Create An Exit
Create a funnel out of metal or wire mesh and be sure the funnel is about 1 foot long, an about a foot wide. Attach the wide end of the funnel to the hole on the outside of your South Hudson’s home. Usually if the animal can leave out of the small hole, they will be able to re-enter as well, so just be careful. Try placing some food such as apple slices or peanuts at the hole of the opening to draw the squirrels out, or just wait for them to leave on their own to gather food.
Once they are out make sure to board up the hole or put mesh on it so that can’t regain entry.
Trapping Squirrels
You can usually find a trap at your local hardware store. When purchasing a trap for a squirrel please keep in mind that in a larger cage the squirrel may begin to panic and harm themselves. Usually a cage that is 6 inches, by 6 inches, by 18 inches will be perfect for a small animal like a squirrel. Read the directions that come with the trap and be sure you know how to set it properly!
Put some food in the cage that appeals to a squirrel such as peanut butter, apple slices, peanuts, soda crackers, or pieces of bread crust otherwise the squirrels may not even go near the trap. Make sure the food is placed far enough inside the cage so the animal can’t grab it through the sides.
Set it up, and wait for the trap to work its magic.
Catch, then Release
Once you have trapped the squirrel, you will need to release it. But first, be sure to check your South Hudson attic for baby squirrels. The babies will be helpless without their mother, and you will need to relocate them with her so they don’t die. The best thing for you to do is relocate them far away from your South Hudson’s home for sale in a wooded area where they can hopefully find their new home in a tree, rather than inside your attic.
Make sure you wear thick heavy gloves when you are releasing the squirrel from the trap. If the squirrel is angry, you wouldn’t want to get bit, or attacked. You can also use a string or rope to open the cage from a distance.
Make sure they don't come back
Be sure to keep the trap filled with food in your South Hudson attic for a few weeks longer to be sure all the squirrels have left your home. Patch up the holes in your home as well so they can’t try to re-enter. Try leaving your attic light on, or purchase some squirrel repellent from the store, rags soaked in household ammonia work too. Also, leaving a radio on in your attic, or purchasing an ultrasonic repellent may work for you as well.
