How to Get Rid of Squirrels in Your South Hudson House

Are you looking for a way to get rid of squirrels in your attic? You may not know where to start when you figure out that the thumping sounds in your attic are coming from squirrels. If you are looking to sell your South Hudson home and you have pests in your attic the buyers will definitely want them gone fast.

Although an exterminator is trained to get rid of pests such as squirrels, bats, mice, ants or even more it can also be very expensive. If you are worried that you are doing it properly you should always contact a professional but may not always be required.

Here are some great tips on how you can get rid of squirrels from your South Hudson home for sale on your own, without having to break your bank!

Block Their Entrance

Find out where the squirrels are entering into your South Hudson home’s attic and cover any holes so no more squirrels can get in, except for one so they can use it to exit your home. Cover your chimney with wire mesh if you have one so no more squirrels can get in. Also be sure to secure any openings from your attic to the rest of your South Hudson home so any panic stricken squirrels don’t try to flee into the rest of your home.

You want to make sure every possible entry point is blocked so they don’t regain entry once you have them out!

Create An Exit

Create a funnel out of metal or wire mesh and be sure the funnel is about 1 foot long, an about a foot wide. Attach the wide end of the funnel to the hole on the outside of your South Hudson’s home. Usually if the animal can leave out of the small hole, they will be able to re-enter as well, so just be careful. Try placing some food such as apple slices or peanuts at the hole of the opening to draw the squirrels out, or just wait for them to leave on their own to gather food.

Once they are out make sure to board up the hole or put mesh on it so that can’t regain entry.

Trapping Squirrels

You can usually find a trap at your local hardware store. When purchasing a trap for a squirrel please keep in mind that in a larger cage the squirrel may begin to panic and harm themselves. Usually a cage that is 6 inches, by 6 inches, by 18 inches will be perfect for a small animal like a squirrel. Read the directions that come with the trap and be sure you know how to set it properly!

Put some food in the cage that appeals to a squirrel such as peanut butter, apple slices, peanuts, soda crackers, or pieces of bread crust otherwise the squirrels may not even go near the trap. Make sure the food is placed far enough inside the cage so the animal can’t grab it through the sides.

Set it up, and wait for the trap to work its magic.

Catch, then Release

Once you have trapped the squirrel, you will need to release it. But first, be sure to check your South Hudson attic for baby squirrels. The babies will be helpless without their mother, and you will need to relocate them with her so they don’t die. The best thing for you to do is relocate them far away from your South Hudson’s home for sale in a wooded area where they can hopefully find their new home in a tree, rather than inside your attic.

Make sure you wear thick heavy gloves when you are releasing the squirrel from the trap. If the squirrel is angry, you wouldn’t want to get bit, or attacked. You can also use a string or rope to open the cage from a distance.

Make sure they don't come back

Be sure to keep the trap filled with food in your South Hudson attic for a few weeks longer to be sure all the squirrels have left your home. Patch up the holes in your home as well so they can’t try to re-enter. Try leaving your attic light on, or purchase some squirrel repellent from the store, rags soaked in household ammonia work too. Also, leaving a radio on in your attic, or purchasing an ultrasonic repellent may work for you as well.

Don’t Let the House Inspection Kill the Deal for your sale

Buying a home in South Nashua is exciting but can feel overwhelming. A thorough house inspection helps you feel confident and informed. It shows the true condition of a home before you commit. Knowing what to expect reduces stress and gives you the power to make smart decisions.

Hiring a professional home inspector is one of the most important steps in the home buying process. A skilled inspector can find issues that most people might miss. A strong inspection protects your investment and gives peace of mind.

Why Experience Matters

When choosing an inspector for your South Nashua home, ask about their experience. A knowledgeable inspector knows how to spot potential problems that could cost thousands. You do not want someone inexperienced who may overlook major items.

Most house inspection reports are twenty pages or longer. Buyers often use these reports to create a list of repairs to request from the seller. Sellers can also use the report to fix major issues before selling, making their South Nashua home more valuable. This usually leads to a smoother sale and happier buyers.

House Inspection Tips for Costs and Planning

Every home you consider will need a house inspection. Inspections typically cost three hundred to five hundred dollars and are non-refundable. Buyers should consider potential repair costs before making a final decision.

If the buyer and seller cannot agree on repairs, it may be best to move on and find another South Nashua home for sale. However, there is no guarantee the next home will have fewer issues. Buyers must balance logic and emotion when making these choices.

Tips for Older Homes

Many South Nashua homes have been lived in for years. Older homes naturally show wear and tear. Buyers expecting perfection may prefer new construction. If you focus too much on small repairs, you may miss a great home.

Sometimes it is better to buy a home warranty instead of insisting on all repairs. Home warranties are often under five hundred dollars. Some sellers may even cover the cost to close the deal smoothly.

Tips for Clear Communication

Not all inspectors explain their findings clearly. Phrases like “may in the future” or “could potentially” can cause confusion. Buyers may interpret this as a serious problem when the home is fine.

Always ask the inspector to clarify statements. Your real estate agent should attend the inspection. Agents can help you ask the right questions and interpret the report. Clear communication protects the deal and reduces stress.

House Inspection Tips for Repair Requests

The purpose of a house inspection is to reveal major issues, not minor cosmetic flaws. Buyers can ask for repairs, and sellers can accept or decline. Major repairs often include leaking roofs, plumbing failures, or structural issues. Minor items like leaky faucets or a worn door hinge are usually not addressed. Understanding this early keeps expectations realistic.

Tips to Protect Your Deal

Smart buyers ask questions throughout the inspection. They learn how systems operate, from light switches to water heaters. Being prepared helps avoid unnecessary worry about normal wear.

Your agent and inspector are your allies. They guide you and explain complex items. Their presence ensures you feel confident before closing on your South Nashua home.

Tips for Southern NH Buyers

Whether you are searching for South Nashua houses for sale or Southern NH houses for sale, these house inspection tips will help you navigate the process. Being informed and prepared makes buying a home less stressful and more enjoyable.

A thorough inspection helps you avoid surprises and protects your investment. It also ensures you understand the home you are buying and the value it offers.

If you want more information about selling your South Nashua home or need a list of homes for sale, call Harmony Real Estate at (603) 883-8840. Our experienced agents guide buyers and sellers through the house inspection process with care and professionalism.

What a buyer usually doesn’t always realize is that once they find a new home, they will have to pay for that home to be inspected as well. Inspections range from about $300-$500 and they are non-refundable.

3 Ways to Get Rid of Bats in Your Southern NH House for Sale Now

bats in your Southern NH home

When it starts to get cold outside bats may look to find comfort in your warm Southern NH home. I know how scary it can be to think the bats are going to harm you, or your family. What if they turn into vampires? You’ll be surprised to learn that vampires aren't real, and bats are actually harmless, and sometimes even cute. When they aren’t in your home, of course!!! Below are some suggestions to get rid of bats in your home.

There are about 40 different species of bats in the United States which can inhabit your Southern NH home for sale. The most common Bats found in North America are The Little Brown Bat, The Big Brown Bat, and The Mexican Free-Tailed Bat. Those are the three species of Bats that are most likely to reside in your home and likely in the attic.

Here are several different ways to keep bats out of your Southern NH home for sale:

Start by finding out how they are getting into your home!

If you have bats in your Southern New Hampshire home, they are getting in somewhere! Figure out where they are getting in, wire mesh, board up and close the area and set up a one way exclusion device to get them to leave your home. This is a small tube where bats can get out of your Southern NH home for sale but can not re-enter. Denying bats reentry is preferable to trapping them, because they are an endangered species and also because they can be dangerous.

Exclusion devices can be purchased online, or at a home improvement center! They are also fairly easy to install in your Southern NH home.

Be Careful Not To Harm The Bats

There are many different species of bats that are endangered. Please be careful if you manually remove them from your Southern NH home yourself. If you harm the bats and anyone finds out about it, you could have a hefty fine to pay or face jail time. Make sure to always remember that bats are endangered and it is illegal to kill them.

Dispose of Any Waste They Create

Bat droppings are small round pellets called guano which can be harmful. The guano can grow a type of fungus that can cause the lung disease histoplasmosis in humans. Guano has a very powerful, musty smell that can often overpower your Southern NH house. The bat droppings and urine are corrosive to wood and metal, and can compromise the structural integrity of the building.  The droppings and the scent will lure in other animals and insects, so be sure to clean everything thoroughly.

Call A Professional

If you are questioning whether it is bat guano or just don't know what it is call a pest professional. If you do not think you can remove the bats from your Southern NH home for sale safely and efficiently without harming them or yourself, please call a professional! Exterminators are trained and have the proper equipment. They can get rid of the bats safely and board up all the entrance points that they can squeeze through. And trust us when we tell you, they can get through some small openings.

For more information or a list of Southern New Hampshire houses for sale give our experienced agents at Harmony Real Estate a call today at (603) 883-8840 or visit our website www.Harmony-RE.com for more information.

If you are questioning whether it is bat guano call a professional.

Begin packing your belongings ahead of time to prevent last-minute stress. Label your boxes clearly to find important items quickly at your new South Nashua home. Ask friends or family to help if needed.

4. Use Up Food Before the Move

Consume freezer and pantry items before moving to reduce what you carry. Donate unused food to a local food pantry. This saves money and reduces waste while easing your moving load.

5. Transfer or Shut Off Utilities

Contact utility companies in advance to schedule shut-off or transfers. Some companies may charge fees, and transfers can take several days. Planning ahead prevents unnecessary delays at your new home.

6. Update Your Contact Information

Notify banks, insurance providers, schools, doctors, and credit card companies of your new address. Submit a change of address to the post office to avoid lost mail. Staying organized prevents future headaches.

7. Pack a Necessities Box

Include items like toilet paper, paper towels, cleaning supplies, chargers, snacks, water, a first aid kit, and tools. This box makes your first week in your new home easier and stress-free.

8. Keep Cash and Payment Options Ready

Unexpected purchases can come up during a move. Having cash or a card on hand allows you to handle last-minute items or emergencies. Always expect the unexpected.

9. Keep Important Documents Accessible

Carry passports, legal papers, financial documents, and valuables with you. Avoid packing them in moving boxes. Keeping these items secure prevents unnecessary stress, especially for out-of-state moves.

10. Accept Help from Friends and Family

Moving is easier with support. Let friends and family assist with packing or lifting. Helping hands make the process smoother, and remember to return the favor when they need help.

  2. Decide if you are going to move alone, or if you will be hiring a mover. If you choose to hire a mover be sure to interview a few different ones and find the best fit for you.

  3. If you plan to pack up your items on your own, start doing this ahead of time. You don’t want to pack last minute and be in a time crunch. Ask for help from your family and friends if need be.

  4. Begin using your food that’s been stored in your freezer or pantry. The less you have to move with you, the better. You can always buy more food after you’re settled in. 5. Prepare to have your utilities shut off or transfered if certain things aren't a part of your monthly rent. Give the companies enough notice so they can get it taken care of before your move. Don’t forget that some companies may have a fee to turn off utilities and transfer them to a different location.

  6. Start to notify all your credit card companies, schools, banks, doctors, insurance companies, ect. Where you will be moving so they can change that information in their systems.

  7. Pack a box with necessities such as toilet paper, hand sanitizer, wipes, paper towels, cleaning products, a hammer and screwdriver, packing tape, a cell phone charger, ziplock bags, paper cups and plates, as well as plastic utensils, a pen and notepad, a first aid kit, snacks and plenty of water to keep hydrated while you are moving.

  8. Have cash or a card ready to purchase anything unexpected that may come up.

  9. Keep your important papers and documents with you when you are driving, especially if you are moving out of state. You don’t want anything important to be misplaced or packed away where you can’t get ahold of them.

  10. Always accept help from your family and friends. Moving can be very stressful so if there is anything they are willing to help you with, let them help!      Good Luck!

How to Sell your South Hudson House with Pets

Selling a home can be stressful enough as it is, but selling a home where pets have lived can be even harder! Unfortunately for home owners, pets can turn away potential buyers. When you have lived somewhere for a while, you usually don’t know what your house smells like because you get so used to it. Meanwhile, someone who is just visiting, such as a potential buyer whose in your South Hudson NH home for a showing will notice all of the odors lingering in your home.

Unfortunately, not everyone likes animals. If a buyer walks into your South Hudson NH home for a showing and it smells like urine, feces, or an animal in general, they will no longer be interested! Removing all signs of pets before your home is listed then selling it is the easiest route but not always possible. Be sure to clean your home before any showings and repair any damage your pet may have caused.

Before cleaning your home you should try to relocate your pet so no more accidents happen. Cleaning products can be very harmful and toxic to most pets, so you want to be careful with the choices since you wouldn’t want them getting sick and incurring vet bills that can be very expensive. Washing and vacuuming your rugs can remove any lingering odors left behind. Be sure to use something safe that is pet friendly just in case you need to move your pet back into your home, or just in case whoever buys your South Hudson NH home has pets too.

Be sure to clean your yard as well. If your animal has dug any holes in the ground fill them in so no one will get hurt. Many home buyers will ask to see your yard and walk around it. Also, most animals use the bathroom outside, even if they don’t, check your yard just to be safe that there are no landmines that a buyer might step in No one wants to step in dog poop, or see it for that matter. If they do, they may decide not to go back to your South Hudson NH home again if they feel it is a maintenance issue.

Once you have removed your pets, and cleaned your home and your yard you should be okay to set up showings at your home! Good Luck on your new journey selling your South Hudson home!

Get Top Dollar: Find Out What Your Home Is Worth

If you are thinking of selling your South Nashua home, knowing what your home is worth is the first step. A professional evaluation can help you get the most value for your property.

Many homeowners check online sites to get an instant estimate. While these tools are convenient, they cannot see the condition of your home. Online programs only consider basic facts and cannot account for upgrades, improvements, or curb appeal.

Why a Professional Evaluation Matters to Know What Your Home is Worth

A REALTOR® can provide a personalized assessment that shows you what your home is worth based on real data. We compare your property to similar homes in South Nashua and adjust for differences. This process, called a Comparative Market Analysis or CMA, gives a far more accurate value than online estimates.

Professional guidance also includes advice on simple updates and improvements to increase your home’s value. You might choose DIY fixes or hire trusted professionals for larger projects. Either way, we can help you decide what changes are worth the investment.

Beyond Numbers: The Real Value of Your Home

Online tools cannot suggest staging tips or show your home in its best light. A skilled agent considers every detail, including your exterior, entrance, lighting, paint, and decluttering. These adjustments can make your home more appealing and competitive in the market.

The Local Market Matters to Know What Your Home is Worth

An experienced South Nashua REALTOR® knows the local market and trends. We provide insights into your neighborhood, current buyer demand, and pricing strategies. This ensures you are positioned to sell your home at the best possible price.

I'm sure you have already thought about the value of your home and may have visited some sites to get an estimate. The problem with the online sites is that they can not see your home to value it properly. As it is a computer based program, it will only give estimates based on the basic information but not based on the condition. All your information can be accessed online and you can get a free estimate without much work but will it be accurate?

We would like to be a valued source of information for you when you decide to put your South Nashua home for sale. We can show you what to fix and ways to improve your value without breaking the bank. It all depends on your budget. Some fixes you can do yourself but you will have to have the time to complete the work. Other fixes will need more work and we can even recommend professionals to help you with that as well.

How accurate is an instant home value?

Does the computer know all the upgrades that you have done? Will it tell you what you need to accomplish before listing your home for sale? Will it suggest staging tips to make your home show in its best light for showings?

Your home needs to be handled properly by a professional. You want to make sure all the details are handled with care and that they are highlighted. An experienced REALTOR® can help you make an informed decision about selling your South Nashua home.

We can take a look at your home, evaluate your home and give you a free Comparative Market Analysis (CMA). During this process, we will compare your home to similar homes in the area making note of and adjusting the value up or down for any differences. We will show you interior pictures of other homes so you can see the similarities and differences.

We will give all of our attention to the details of your home. From pointers on your entrance to letting more light in your home, painting, and de-cluttering you will benefit from our expertise. We will let you know what is going on with the current market and your local neighborhood.

Effortless DIY Home Maintenance for Your House for Sale

Home maintenance can feel scary when you think about the cost. The good news is that DIY Home maintenance can help you fix small issues before they grow. These simple steps also help South Nashua houses for sale and Southern NH houses for sale stand out to buyers. You can keep your home safe, clean, and valuable without spending a fortune.

DIY Home Maintenance for Toilets

A leaking toilet wastes water and harms your bathroom floor. A quick way to check for leaks is by adding food coloring to the toilet tank. Use a bright color so you do not confuse it with anything else. If that color appears in the bowl, the toilet has a leak.

Most leaks come from a worn flapper. You can replace it with ease. First shut off the water supply behind the toilet. Remove the tank lid and flush the toilet to empty it. Use a towel to remove extra water. Then take off the old flapper and attach the new one. Connect the chain and turn the water back on. This small task protects your home and helps buyers feel confident when touring South Nashua houses for sale.

Faucets

A leaky faucet is annoying and costly. Most leaks come from worn washers inside the faucet handles. You can replace these washers in minutes. Turn off the main water supply before you begin. Remove the leaky handle and swap in a new washer. This simple DIY Home maintenance saves water and leaves your home feeling fresh and cared for.

DIY Home Maintenance for Washers and Dryers

Your washing machine needs attention to prevent water damage. Check the hot and cold water hoses for leaks or rust. Replace damaged hoses right away. Stainless steel hoses work better than plastic ones because they last longer.

Make sure the drain lines are tight by using pliers or a small wrench. Washing machine leaks cause major damage, so regular checks protect your home.

For your dryer, clean the lint screen often. This keeps the heating element working well and lowers fire risk. You can wash the lint screen with dish soap and water each week to remove softener buildup. Clean appliances are an easy DIY home maintenance to help Southern NH houses for sale shine during showings.

DIY Home Maintenance for Water Heaters

Few things feel worse than cold water in the shower. A water heater needs care to last longer and prevent damage. Sediment settles at the bottom of the tank and weakens it over time.

To clean it, turn off the water and power supply. Attach a garden hose to the drain valve and place the other end outside or in a sink. Turn on your hot water faucets, then open the drain valve. When the tank is empty, turn on the water with the drain still open so more sediment washes out. Close the valve and let the tank fill again. Turn the power and water back on. This simple task protects your home and adds peace of mind.

Drafty Windows

Drafty windows raise heating costs and lower comfort. Check the caulking around each window. If it is worn or cracked, remove it and apply a new bead of caulk. You can also add insulating window film to block cold air. If you replace windows, add insulation around the frame for extra warmth. These small DIY home maintenance changes help South Nashua houses for sale feel more energy efficient.

Gutters

Gutters protect your home from water damage. When they clog or loosen, water pools near your foundation. Clean your gutters by removing debris and rinsing them with a hose. If you see leaks or loose sections, fix or replace them right away. Gutter covers help reduce debris and save time throughout the year. Clean gutters keep Southern NH houses for sale in strong condition.

DIY Home Maintenance for Roof Care

Your roof shields your home from harsh weather. Check it often for worn or missing shingles. Replace damaged shingles to prevent leaks. Look closely around skylights and chimneys since these areas can let in water. Repair any loose flashing to protect the inside of your home. A strong roof gives buyers confidence and adds value to your property.

Home maintenance can be scary at times, thinking of making your problem worse, or the huge dent it will make in your bank account! Here are a few ways you can maintain things yourself without having to break the bank by hiring a professional.

  • Toilets

Water leaking from your toilet will not only cost your money on your utility bill, but it may damage your bathroom floor as well! Adding food coloring to your toilet's water tank will help you figure out whether the toilet itself is leaking, or if it's something more. Be sure to use a color like red or blue so you don’t mistake the color is the toilet bowl as something else. If the water in your toilet bowl is the same as color as the food coloring you used, then you have a leak. If you find that your toilet is leaking from the tank to the bowl, the flapper needs to be replaced. To change your toilets flapper, first shut off the water supply to your toilet. Look behind your toilet and turn the water valve located directly behind it to shut the water off. Be sure to remove the lid of the tank, and flush the toilet to remove the water from the tank, then use a towel or a sponge to get any excess water remaining in the tank. Remove the flush chain from the lever, and then slide the old flapper up off the overflow tube, then slide the new flapper in place over the overflow tube! Don’t forget to reconnect the chain, and turn the water supply back on.

  • Faucets

The main reason why faucets leak is usually worn out washers. The washers inside of a faucets handles are usually rubber, and they tend to wear or break. You can easily replace them by removing the leaky handle that controls the water flow to the spout, removing the worn out or broke washer, and placing a new one where the old one was. Be sure to turn off your main water supply so you don’t make a mess!

  • Washing Machine & Dryer

It is always important to check your washing machine's water supply hoses and pipes for leaks. It is also important to check your drain hoses for leaks as well. If you do find any leaks, or the end of your pipes start to rust, replace them immediately. Also, be sure you check the snugness of the drain lines by using a wrench or a pair of pliers. If they are tightened properly, you won't be able to tighten them anymore. You should also replace plastic lines every three years to avoid leaks from happening. Washing machine leaks are the main cause of water damage in a home.

As for your dryer, be sure to remove the lint sheet and clean it regularly to prevent fires. Cleaning your lint screen will also increase the life of the heating element. Also be sure to clean the lint screen with dish soap and water once a week to remove excess fabric softener residue.

  • Water Heater

There is nothing worse than turning on the warm water in your shower and feeling the burst of cold come raining down on you. Water heaters need maintenance to increase longevity and to reduce the possibility of damage as many other appliances do. Most people dont realize that water has sediment in it, and when it settles it can damage the floor of your water heater. You should drain the water from your water heater at least once a year to clean the inside surface of the floor.

To drain your water heater, be sure to turn off the water supply and power to it. Then, connect a hose to the water heater and put the other end somewhere it wont damage anything, such as your driveway. Usually a typical garden hose fits a water heater perfectly. Turn on all the hot water faucets in your home to open the drain valve to you water heater. When your finished with that, turn the water supply back on with the drain valve still open to remove any built up sediment at the bottom of the tank, Then close the drain valve, refill the tank. Don’t forget to turn the power and water back on!

  • Drafty Windows

Drafty windows are the worst! They are the leading cause of running up your electric bill, whether you are using an air conditioner, or the heat to warm your home. Often check the caulk line that runs along your window. If it seems to be damaged or weathered remove whatever is left with a razor blade or a knife, and replace it with new caulk. For further insulation, you can add insulating window film against your glass to keep the drafts out.

  • Gutters

While gutters usually go unnoticed, they are one of the most important aspects to keep your home. Gutters are designed to capture water and debris and take them away from your foundation. Another main cause of water damage in a home is from gutters that are not properly maintianed. To clean you gutters you simply remove debri manually as you wash the gutters with a garden hose. If you find any spots that are leaking, or parts of the gutter that are not properly affixiated to your fascia boards be sure to replace or repair them right away.

  • Roof

Be sure to regualrrly check your roof, and replace any shingles that are missing, worn, or the that gravel has worm off of. The shingles protect your roof from any type of weather, whether it be rain, snow, or the hot summer sun. Make sure you check around any skylights or chimmneys where there could be a leak.
