6 Steps How to Successfully Sell Your Fixer Upper in South Hudson, NH

There can be challenges when it comes time to sell your fixer upper house. It can be more challenging to sell a home that needs a lot of work or updating, than a home that is in good repair. Most buyers want homes that have modern kitchens, spacious master bedrooms and updated bathrooms. Fixer uppers rarely have such amenities and need work.

The buyer will either need to have the time and be handy or have the extra money to pay to have the work completed. The key to successfully selling your fixer upper lies in reaching the right audience. With the right real estate agent this task will be much easier to accomplish.

Here are some tips on how to sell your fixer upper in South Hudson, New Hampshire:

1. Find a good agent to help you sell your South Hudson NH house. You can interview a few and decide who is the best fit. Make sure you ask your agent if they’ve sold houses that have needed to be fixed up before. The more experience they have, the easier it will be to sell your fixer upper.

2. Make sure you set a good price to sell your house, especially if it needs a lot of work. You don’t want it to be too high or buyers may pass it up. Your real estate agent will be able to help you set the best price to sell your home at. You want a South Hudson NH agent who will be able to guide you in the right direction and set the best price for your home.

3. Be honest about the flaws in your South Hudson NH house when you are selling. Disclosure is always in your best interest because if a buyer finds out about it after the fact they will want more off the price of the home. Your house may be subject to a home inspection before the sale is completed. So it is in your best interest to be clear about any repairs or maintenance from the onset that need to be taken care of so the buyers don't ask for further discounts.

4. Include headlines with your ads such as “Handyman Special”, “Big Savings For Handy Homeowners”, “A Diamond in the Rough”, “Beautiful Home for a Bargain” or other references to that explain that the home needs work. People want to know what they are getting into. If it’s just cosmetic work make sure to have your information worded properly.

5. If there is something wonderful about your house that you love, be sure to highlight that when you are selling. It might be a good reason for a buyer to love as well. Do you have acres of land, or a large basement that can be renovated to make a larger living space? Be sure to let potential buyers know this important information. That small muddy stream in the back yard that you love, or the giant birch tree that you sit under in the summer to get some shade, the location, or anything else you might love. Someone else is bound to fall in love with the same things as you!

6. Property investors and contractors can be possible buyers for your fixer upper homes. They can buy the house for the bargain price you sell it for, fix it, and then use it as a way to make a profit by renting it out, or reselling it after they finish the work that it needs. You may even want to highlight the investment potential when placing ads about selling your house.

Achieve a Lightning-Fast Sale: Selling Your House Fast

Tips for Selling your Southern NH house fast

Below are some great tips for selling your Southern NH house fast. If you need more advice or help give our agents a call at (603) 883-8840.

Get a Storage Unit!

Storage units are wonderful when you are trying to sell your Southern NH house! If you get a storage unit in between your current house and your new house it will make things a lot easier for you when you finally move to your new one. When potential buyers are viewing your home, they don’t want to see your excess clutter everywhere, or your packing boxes. If you have a storage unit to put these extra items it will make your Southern NH house more presentable.

Hire a Professional!

The pictures potential buyers see make a huge difference on whether or not they decide to view your Southern NH house. If you hire a professional photographer they know how to stage pictures to make them look like something out of a magazine. Buyers want to see the potential of the house. They will look online at the pictures before the ever decide to even look. So make sure to declutter and put things away. If you don’t have the money to hire a professional, borrow a good camera from a friend, and get some ideas online to make your house look its best!

Find the Right Real Estate Agent

Finding the perfect real estate agent is crucial in selling your house. They are trained to help you stage, price and sell your house in the proper manner. Never try to sell your Southern NH house on your own if you’re trying to make it a fast process. Always find the right real estate agent that suits your needs so your house will be shown in its best light, and sell for top dollar in the quickest amount of time possible.

Remove Personalized Items

Removing personalized items from your home when trying to sell it fast is very important so buyers can see your house as their new home. Take down all your family portraits, and baby pictures of your children as they can be very distracting. Seeing your personalized items still in your Southern NH home makes it hard for potential buyers to imagine personalizing the home for themselves. Hide all the kids toys and tuck away all their drawings in your storage unit until you move into your new Southern NH house.

Make Small Upgrades

Don’t go overboard on remodeling because you are very likely not to make your money back. Add small little things like a new coat of paint, or a new rug to spice up the feel of the room. Something simple will make all the difference when buyers view your home! Using new knobs and updating lighting, for example, can make a large impact. If there is anything the buyer really doesn’t like they can always fix it themselves when they purchase the home.

Light It Up!

Adding brighter lights to any room can make it feel more like a home. No one wants to buy a house that is dark and depressing. Higher wattage bulbs make your rooms feel brighter and more inviting. Always keep your blinds open, and add the brightest lights you can to your light fixtures when you are trying to sell your home!

Make Your Home More Presentable

A potential buyer will typically look at the exterior of your house before they even consider looking at the inside.  If the outside doesn’t look good they may not even take the chance to look at your house. Small things like painting your door, or adding some flowers outside your home will go a long way to selling your Southern NH house. Make sure your grass is cut, and you yard looks presentable before taking any photographs of the outside of your home.

Sell At The Right Time!

Spring and Summer are typically the best time to sell your home. That is when your yard looks its best, and that is when people seem to be in their best state of mind. If you can wait until then to list your home, you should definitely consider it, however houses can sell at anytime of the year. Be sure your home is in tip top shape so that buyers fall in love with your home the first time they see it.

Why Isn’t My Southern NH House for Sale Selling?

Why Isn't My Southern NH House for sale selling

Here are a few things you can do if you’ve listed your Southern NH home for sale and it just won’t sell.

What can you do to get buyers to look at your Southern NH home?

  • Take Good Photographs

Make sure when you list your house you have good quality photographs of the house you are selling for buyers to look at. If you only have one photo or if the photos are blurry they look careless and buyers will be less interested. Remove excess clutter from the pictures and make them look better. Clear off the kitchen counters, hide all the electric cords, close the toilet lids, turn on all the lights and open all the blinds. If you have a fireplace you can even light it for a warm feel.

The first impression a buyer makes will typically be based on the photos they see online. 80% of home buyers start their search online and it may deter them from even driving by. Hiring a professional may be necessary if the photos don’t look good.

  •  Update Your Curb Appeal

Would you want to purchase a home if the yard looked like it hadn’t been maintained in years? Neither would anyone else! Give the exterior of your home a nice facelift by trimming the trees and bushes, mowing the lawn, and picking all the weeds. Adding some color with flowers and fresh mulch can also do a lot for the exterior appeal of your home.

You listed your Southern NH house for sale with the hopes that someone would fall in love with it just like you did, but it just won't sell! Try a fresh coat of paint to the front door or shutters. You may even want to power wash the home, put up a new mailbox or a some outdoor light fixtures. Take a look from the road and see if there is anything that looks dirty and clean it up, remove or replace it.

  • Get Rid of the Clutter

Buyers want to see a clean, open living space when they are searching for their new home. If there is visible clutter in the photos, or during a showing of your house they may be turned off and think you don’t have enough storage space for their family.

Don’t let them get mislead by this mornings mail. Pack all the extra stuff or throw away anything unnecessary and make your home look as big and inviting as possible.

  • Depersonalize Your Home

Paint your walls a neutral color, rather than that bright color you love. Take down any family pictures or artwork that your children made you art class, as cute as it may be. Pack away any personal touches and put them up at your new house after you move.

If buyers can’t imagine themselves living in your home they won’t make an offer. Try your best to make the house you’re selling look like a model home.

  • Remove ALL Evidence of Pets

Whether they’re allergic to them or they’ve had a bad experience in the past, some people don’t like animals!  Even though your pets are your babies and you love them, you need to hide remove all of their messes from your buyers.

Put their crates in a closet or hide them in a box in the garage or basement. Be sure to put toys, food and water bowls out of sight as well. Always be sure to remove all signs of pet fur or dander as that may turn people off from making an offer. Also, don’t forget to deodorize and get rid of any gross pet smells.

  • Freshen Up Your Home

Smell is one of the first things a buyer will notice when they enter your house. Nobody likes to walk into a house and smell an animal, old trash, musty smells, or even smoke. Clean your home thoroughly to get rid of any unwanted smells before it kills your deal.

You can always light candles or place automatic air fresheners around your home, or bake some cookies or a pie, even essential oils have a nice inviting scent as long as it doesn’t seem to be covering another smell. Be sure to choose a subtle scent that can brighten up your living space!

  • Renovate

Not everyone will purchase a house that needs cosmetic updating. Many buyers won’t want the hassle of more work after an exhausting move. However, even small renovations can make a large enough impact on the way a buyer views your house to make them consider it. Fixing small repairs like leaky faucets, broken drawers and faulty lighting fixtures before a buyer sees it is worth the trouble.

Install a smart thermostat, or a new ceiling fan or lights in your home. Get your carpets cleaned to remove any stains, and fix any holes in your walls, and give the house a fresh coat of paint. The kitchens and bathrooms are where most buyers will spend their time looking so make sure they are clean and organized. While replacing cabinets may be necessary other times repainting and adding new hardware could be enough to keep a buyer interested.

  • Staging Works Wonders

Once you’ve depersonalized, renovated, and decluttered your house it’s time to stage like an expert! Most buyers want to look at simple but new things in a home they may be thinking of making their own. Minimal is always best, cut back on furniture and wall hangings to make the rooms appear larger.

Try placing a bowl of fresh fruit or a cookie jar with some delicious cookies on the counter in the kitchen, or a few books and reading glasses on an end table in the living room. Clean off the counters and put some new towels in the bathroom, as well as a candle or two.

  • Consider Your Price

If you’ve done everything listed above and your home still isn’t selling, it may be time to talk to your Real Estate agent about adjusting the price. This is where your agent's knowledge and business savvy will come in handy.

Many times this is the problem and a very obvious suggestion. If you overprice your house buyers might not even consider it. They will not feel you will be reasonable to work with even if you might be willing to work with their numbers. Sometimes all you need is a small reduction to make your buyer feel as if they are getting a great deal.

  • Make Your House Available for Showings

Last but not least, if you make your house available for showings more buyers will be able to view your home. If you limit yourself to pre-scheduled viewings, your house won't sell as quickly as you’d like and some people may not even be able to look at it.

If you are flexible with the times when buyers can view your property, you will have a better chance of getting more viewings. More viewings means more potential buyers of your home and that is always a plus.

At the turn of the 20th century Southern NH had quite a different look than the urban metropolis and busy street it has today. It is amazing to think just a short 100 years ago, cars were barely seen  in the area and farms covered the landscape.

As a child growing up in Southern NH, you could always tell you were in NH when you were able to see the granite and trees that went in between the north and south bound lanes as you entered into NH. The leaf peepers always show up in the fall, driving through New Hampshire to see all the beautiful changing colors… reds, oranges, yellows, greens and browns. Then the snow birds show up in the winter to enjoy skiing, snowmobiling, sledding, ice skating, ice fishing and much more.

Today, Southern NH and specifically Nashua NH was named the best place to live in America twice over a ten year span by Money Magazine. It is the only city to get the ranking twice. While Hudson NH was named as one of the top 10 Safest Places to Live. But what makes New Hampshire such a great place to live? Is it the community, education, low crime levels or because we are so close to Boston, the Atlantic Ocean or the White Mountains National Forest?

We believe it is for all of these reasons! More importantly because of the pride that we take in each other as fellow citizens of Southern NH. The opportunities abound and are limitless in both educational opportunity with the best schools in the Nation and the top notch employment you can obtain at companies like BAE, Oracle, Raytheon and many more.

Housing is affordable, taxes are reasonable and the interest rates are currently at an all time low historically. Home values are on the rise and unemployment is ridiculously low. All of these things point toward a drastic turn from the recession seen just 10 years ago.

If you are looking for a place to live, a Southern NH house for sale is an outstanding choice! If you are looking to start a business, Southern New Hampshire is an outstanding opportunity! It’s no wonder buyers are interested in finding Southern NH houses for sale.
