Check Your Credit

Be sure you check your credit before you start searching for a home. If you have bad credit, you will most likely need someone else to co-sign, or to put their name on the mortgage with you, unless you pay for your home in full cash.

For a conventional loan you will need a higher credit score typically around 660 or higher while an FHA loan will give you more wiggle room typically down to about a 580 score. Don’t give up if your score is lower than the required amount because there are also ways of increasing your score to get you where you need to be.

Look At Your Income

Also be sure you look at your income so you know just how much you can afford monthly, and yearly. Don’t spend everything you have all at once, be sure you have enough money left over for other payments and bills you may have.

Typically there is a 40% or higher ratio that mortgage lenders will be looking for but we suggest a bit lower so you still have money for other things. Being house poor doesn;t make for a happier life. It’s nice to own a home but it’s also nice to be able to enjoy going out, or buying some new clothes once in a while.

Get Preapproved For A Mortgage

To get preapproved for a mortgage, first you must visit a lender. The mortgage lender will look at things such as your credit reports, your employment history, and your income very closely and carefully. After that, they will figure out which loan program you qualify for, the maximum amount you can borrow, and the interest rates you will be offered.

Hiring a home inspector is a very important part of your home buying process. When you are choosing an inspector to check out your South Nashua home for you, be sure to ask them how much experience they have. You don’t want to hire someone with a poor inspection background because they may miss something very important!

Typically, an inspection report is 20 or more pages long. Most inspectors, and Real Estate agents think the buyer should use the inspection to generate a list of repairs that should be accomplished. If the seller is aware of these issues beforehand they should work on any major repairs before they sell their South Nashua home to make it more valuable. If the buyer doesn't like the results of an inspection report, they have the right to ask the owner to fix the items, keep it as is or exit the contract and look for a new home. What inspectors don’t seem to understand is that buyers take these statements as “ you’re house is falling apart” or “don’t buy this!”

To be sure a home inspector won’t kill your South Nashua deal, it's important that buyers and sellers use an experienced agent. Also, make sure you ask questions about the inspection. If they use words like “may” or “potentially” ask the inspector why they said that. Have them explain to you why they think something could go wrong with whatever object they stated, in the future. Hudson NH is located just off the Massachusetts border ideally suited for commuters who work in the surrounding area or across the Massachusetts border. The most memorable family landmark in Hudson is Bensons Animal Park. Originally it was zoo that until 1987 offered live animals and trainers, kiddie rides as well as some local eats! There was a railroad that connected Boston to Hudson which brought many outside visitors to the zoo. In 2002 repairs began on the Park and in 2010 it was converted into what we now know as Benson’s Park.

The old Lady in the Shoe, the Elephant House and the Gorilla House are structures from Bensons Animal Park that have been restored and incorporated into the new Park. Benson’s Park now has a playground for children, walking trails with beautiful scenery lots of perennials, a pond, memorial benches and pavilions. A key attraction is the “911” memorial built from steel girders from the World Trader Centers tower. It is a pet-friendly park and can be used by appointment for events such as weddings and birthday parties.

Besides Benson’s Park, Hudson has several other recreational areas for residents and the surrounding communities to enjoy. It is home to 2 recreational lakes/ponds and a swamp for endangered birds. Robinson Pond is located on the north side of Hudson and has a public beach and boat ramp for town residents. Here are 10 tips for your move:

1. Throw away items that you don’t use anymore.

​There is no need to bring useless items on your move to South Nashua NH. Either toss the items, give them away, sell the items, or donate the items to your local charity. You'll be helping fray costs for others or for yourself and in the long run it's not worth the extra hassle if you don't use the items anymore.

2. Decide if you are going to move alone, or if you will be hiring a mover.

7. Pack a box with necessities!

Items such as toilet paper, hand sanitizer, wipes, paper towels, cleaning products, a hammer and screwdriver, packing tape, a cell phone charger, ziplock bags, paper cups and plates, as well as plastic utensils, a pen and notepad, a first aid kit, snacks and plenty of water to keep hydrated while you are moving. Having a box of all the necessary items in a convenient place will make life so much easier during the first week when you may still be unpacking.

8. Have cash on hand.

​You may need cash or a card on the ready to purchase unexpected items that may come up. You never know what is truly going to fit into your new place until you get there. Expect the unexpected! Sometimes your couches and furniture won't fit in the new place due to lack of space or different openings on doors that may be hard to get through.

9. Keep your important papers and documents with you.

You might need them when you are driving, especially if you are moving out of state. You don’t want anything important to be misplaced or packed away where you can’t get ahold of it. If you have valuable items like jewelry or hard to replace items like passports you will want to make sure you keep them handy so they don't disappear. 

10. Always accept help from your family and friends.

Moving can be very stressful so if there is anything they are willing to help you with, let them help! A helping hand is always appreciated, just remember though that they may need you too so be ready to help them when they need it too.
